Houston, twelve people needs more like four to five bedrooms by the usual standard, and the program that most often makes that work in rural Louisiana is the USDA Section 502 Direct loan. Nobody has answered you yet, so let me give you something concrete you can act on this week. Start with USDA Section 502 Direct, and here is why it fits you specifically. It is for low and very low income households in eligible rural areas, and Ascension Parish has a lot of eligible territory. It offers no down payment, and USDA subsidizes the payment based on your income, which means the payment is set by what you can afford rather than only by the loan amount. That is different from every other program and it is the reason it works for large families. Two features that matter directly to your situation. First, USDA adjusts income limits upward for larger households, so a family of twelve is measured against a higher limit than a family of four. Do not assume you make too much until you have run your actual household through their calculator. Second, USDA will finance a manufactured home, both new and, under current rules, an existing one, which opens up a lot more inventory at prices that work. Do this: go to the USDA Rural Development site, use the property eligibility map to check addresses in and around Darrow, use the income eligibility tool with your full household size, and then call the Louisiana Rural Development office directly. Ask for the Section 502 Direct income limits for Ascension Parish at your household size and ask about their application process. The direct program is run by USDA itself, not by a bank, so you are talking to the lender when you call them. There is often a waiting period, so applying early matters. A few other things worth knowing. On the bedroom count. Fair housing guidance commonly treats two persons per bedroom as reasonable, which puts you at five or six bedrooms for twelve people, though counting varies with the ages of the children and the size of the rooms. Five bedroom manufactured homes exist. They are usually multi-section, sometimes triple-wide, and they are far cheaper per square foot than site built. If you are looking at manufactured, get it titled as real property on land you own rather than as personal property, because real property financing is dramatically cheaper and USDA generally requires it. On the land. If you already own land, say so on the first call, because USDA can finance the home on land you own and that changes the math considerably in your favor. Other doors worth knocking on at the same time. The Louisiana Housing Corporation runs down payment assistance and homeownership programs and can point you to a HUD-approved housing counselor, and the counseling is free. Ascension Parish and the regional Community Action agency may have housing assistance as well. And if buying is not going to happen quickly enough, the Louisiana Housing Corporation and the local housing authority handle rental assistance, and larger voucher bedroom sizes exist for large families. One honest note. With twelve people, the constraint is usually not just the payment, it is finding a five bedroom home at all in a small market. Tell whichever agent you work with your bedroom requirement first, before price, and ask them to set up an alert. It may take months rather than weeks, which is another reason to start the USDA application now rather than after you find a house. I am a real estate professional in Los Angeles and the South Bay, not a lender, so confirm every number with USDA Rural Development directly. I am glad to help you find a strong agent in the Ascension Parish area who has closed a USDA loan before, because that experience matters on these. My name is Zoltan Peresztegi, and I hope this gets easier soon. Zoltan
