Yes, James, you can buy a second house. There's no rule against owning two homes, or more, and plenty of people here in Los Angeles do it. The real question is how you'd pay for it. If you're financing, the lender will want to know whether the new place is a second home or a rental, because investment loans usually ask for a bigger down payment and carry higher rates. They'll also count the costs of any home you already own when they figure out what you can afford. If you're paying cash, it's mostly a matter of showing proof of funds when you make an offer. I'd start with a mortgage pre-approval so you know your real budget. And if I've misread what you're asking, post a little more detail and I'm happy to take another run at it. James, yes, you can buy a second house even if you already own one, and the lender will decide based on your income, credit, and how much monthly debt you already carry. For a second home or an investment property, expect these ranges: a larger down payment (often 10 to 25 percent), a higher credit score requirement, and cash reserves of several months of payments. The lender adds both mortgage payments to your debts and checks that your total debt to income stays within their limit. If the second house is a rental, lenders may count part of the expected rent toward your income, but they usually need a signed lease or an appraisal rent schedule first. If you want to live in the new house as your primary home and keep the old one, that is possible, but there are occupancy rules. I am a real estate professional, not a lender, so talk to a lender about the exact numbers. Your question did not say where you want to buy. If it is Los Angeles, the South Bay, or Palos Verdes, I am glad to help you plan it. I am Zoltan Peresztegi. Tell me your target area and budget and I will point you in the right direction. Zoltan
