Nope! Has to be in writing! Let your conscience be your guide.

I would rely on a title company for peace of mind! They do this for a living!

I would if the comps justify doing so! The only real fear is if it would not appraise at the higher price. The fact that you had it priced higher before would indicate to me that an agent has run the comps and you are within or close to the list price before.

Does selling "as-is" actually protect me from anything?

If you sell "as is" you are safe! You won't have to do any repairs. I am assuming the buyers will be doing a home inspection so they will knowabout any needed repairs. They can walk away and get their earnest money back if they are not satisfied. However if they do ask you can easily get out of the contract.

No! It has to be in writing to mean anything.

Lenders cannot discriminate because of your age! I would check with a lender in your area to verify!

In Indiana if its in the covenant and restrictions that there are to be no sheds, etc., then they can have you take it down. It's always good to look over them before purchasing a home. Also, always ask before doing anything to the property if there are covenants and restrictions!

If he still doesn't remove the shrubs, then ask a title company for their suggestion for getting it resolved. They have attorneys there. They will normally give you advice for free!

Ask your Listing agent for a Release. He/she will go over the stipulations.

A Kick Out clause is better known in Indiana as a First Right of Refusal. If you have your home under contract with a buyer in which they have to sell their house first before closing on yourr home and another buyer comes along and makes an offer that you want to accept, then you give the first buyer the opportunity to move forward with not having sold their house or release you from your contract with them and move forward with the second offer.

Do buyers go to the home inspection?

You should be able to go to the home inspection! In fact, I encourage my buyers to go so they can see firsthand the condition of the house and ask the inspector questions! It's not good, however, to have the seller there if you are the seller. You are paying for it! It's your right!

Ask your lender or mortgage lender for the estimated closing cost for the home! It is negotiable with the seller. In Indiana, it is not unusual for the buyer to ask for the whole amount. It sort of depends on how much you offered for the house!
