When I brought my home in 2001, it was fenced with the adjacent lot. The previous owners had purchased both lots and presented the sale as one big lot. However, the city put an adverse possession on it and is trying to sell the second lot even though it’s still fenced with our land. What can I do? Is this legal?

So I brought a home in 2001 and when I did, I was under the impression that the lot beside us was with our land (the previous owners, owned both lots and had the entire yard enclosed with a fence). However, the city has put an adverse possession on it and claims it never belonged to us. We have the deed that shows that’s the land was owned together but our deed only shows one of the two lots (the were seemingly combined). Is this legal?

I want to replace my deck to a much bigger one but the HOA said no. If i do it anyway, what will happen? Can they actually do anything? My neighbor got a notice about mildew on the side of his house and he didn't do anything and nothing every happened. Can my HOA take me to court?

Both us and our neighbors just moved into our houses in the last year and the fence between our two houses is falling down. They have a dog and I would really like the fence repaired so that the dog doesn't get in our yard but they say that that part of the fence is on our property. I think it is right on the line so shouldn't we both own that section?

The house we like is in a bad school area. We have an infant so like 5 years until we need schools. Any change the school could change in that 5 years and we'd be in a better zone?
I am looking at a nice new house but half the street is owned by a single investment company that only rents them out. will this make it harder for me to get a loan or will the neighborhood feel like a giant apartment complex with no pride of ownership? I don't want to be the only person on the block who actually owns their home.
I am looking at a house in a new development and the paperwork mentions a lifestyle easement for a nearby trail and park. does this mean the public can just walk through my yard whenever they want or that I have to pay extra fees to keep the park clean?
