Does an HOA have any legal rights?

I want to replace my deck to a much bigger one but the HOA said no. If i do it anyway, what will happen? Can they actually do anything? My neighbor got a notice about mildew on the side of his house and he didn't do anything and nothing every happened. Can my HOA take me to court?

Who owns a fence between two houses?

Both us and our neighbors just moved into our houses in the last year and the fence between our two houses is falling down. They have a dog and I would really like the fence repaired so that the dog doesn't get in our yard but they say that that part of the fence is on our property. I think it is right on the line so shouldn't we both own that section?

How do I find out if a house has a hidden lithium battery wall?

I am looking at a smart home that has a huge backup battery system in the garage for solar power. are these things a fire hazard or a huge plus for the value? I don't know if I need a special inspection for high tech battery storage or if a regular inspector can handle it.

Is it worth fixing up a harvest gold 1970s kitchen before listing?

I have an old split-level that feels very 70s. My agent says to sell it as a project or that maybe someone will fall in love with the old look. but I see newr homes nearby going for $150k more. In this 2026 market, do buyers want homes they can customize or will people not even come to look at it because of the old feel of the listing photos?

Who has responsibility of tree near my property?

Hi. I have a tree that I think needs to be trimmed before I can list my home for sale but it is on the other side of the sidewalk, is that my property? It was planted when the plan was created and the streets were poured, before my house was built. Who is responsible to pay for that tree to be trimmed?

Can I get a refund after purchase for work done?

WE bought a house and had it inspected, there were a few things but we didn't nit pick. We moved in a few months ago and started having work done. Turns out a light that we thought was just a burned out bulb was a whole electrical system completely messed up. They had open wires in the walls and things that were very not safe or up to code. They didn't tell us any of this and we didn't find it because we would have had to open walls to see. Can we go back and demand the seller pay for it? It's ridiculous!
