I was cleared for $500k in November, but my lender just called and said with the new rate hike and my increased car insurance, I’m only good for $450k. Is this happening to everyone? How am I supposed to compete when the goalposts keep moving every 30 days?
Looking at buying my first home and see HOA fees. I know that it is a home owner association but do I have to be a part of that? Some homes I look at are really high. Am I able to opt out of HOA fees and if not, what do they pay for? Seems strange.

My best friend and I want to buy a house together since we can't afford it alone. What happens if one of us wants to move out or gets a partner later?
The house I’m looking at has a finished basement that was done without a permit. If there’s a flood later, will my insurance actually cover it? Or what other issues might I run into with this unpermitted work? Will I have an issue selling in the future?
What’s the best way to talk to the neighbors at an open house to find out if the street is actually loud or annoying at night? I don't want to be a huge creep. Ha! I also want the neighbors to be honest. I get that they might not want to share all the dirty secrets of the street with a stranger. So, how do I go about this?
I want to buy a new place before I sell my old one, but I'm looking at a Co-op. Does that make the financing way harder?
We want to buy a house in a new area that we're not familiar with. We talked to several agents to get a feel for who we wanted to work with. We're cautious because we didn't have a good experience with the agent for the first house that we bought. So, we chose and agent and met up with her before looking at houses. At the meet up we talked and then right before going to look at houses a new, inexperienced agent showed up and we were handed off to her. rnrnWe saw a couple houses with this new agent, and she was useless. She didn't do anything except open the door. And when we asked questions she didn't know anything. This isn't who we wanted to work with and the whole experience just was shady. rnrnWe want to leave this company and find a new agent. How do we do this quickly? We have a tight timeline.
I want to go to the home inspection to see what it's all about. And it'll give me a chance to take measurements in the house and just get a feel for it. I'm getting push back from the agent and the seller tho. Why? Am I not supposed to go? It seems like I should be able to look into the house myself since I'm the one buying it.
Inspection in next week. Are there certain buzz words that I should use with my house inspection? Like with home insurance i found out the hard way I needed to use specific words to get coverage for issues. My first house has been one issue after another and I want to avoid that with my next house. So, what do I need to ask my inspector? And what words do I need to use to make sure that i get answers
