There are professional photos, and then there are professional photos and media. Why do car companies, cell phone companies, etc., put so much into their media if it did not work? Next, this competition between realtors to deliver the best is an evolution for digital housing consumption. Yes, it works in balanced and in buyer markets. When it is a seller's market, you are getting multiple offers, etc., without even a photo. When you are fighting to get buyers into your home, you need two things: 1. the home to look its best, and 2. for the media to show it off. My favorite model is professional photos and media with Zillow Showcase. It meets the standards of media I like, and it gives my sellers many competitive advantages. Curb Appeal starts online, not in the car in front of the house.

Yes and no. I would rather list it correctly from the beginning than overprice it from the beginning. To me, overpricing from the beginning creates the effect of a quarter rolling down a hill, and you are chasing it. You have a higher chance of rolling right past the market value. Many sellers tell their realtors they are willing to look at offers and negotiate, so they list it higher, and the listing agent wants the home. I have studied this deeply, and I would always listen to what the realtors say during your first three interviews and not tell them what you want. Then take those numbers, study them, average them out, and presto, that is where I would consider listing. This is assuming I looked to make sure I got the three best local realtors who specialize in selling homes.

The listing is the seller's. Do days on market benefit the seller? It is not like food expiring. Does it tell you if it is overpriced? I would say it could, but I have relisted homes for the same price and sold them instantly. I am clearly not a fan of days on market as a variable with a positive impact for a seller or, honestly, a buyer. I think it could be harmful to a seller. If you are talking about how soon you can list a home after buying it, as in reselling it? Instantly currently. This comes with some anti-flipping rules for FHA. For the FHA anti-flipping, the lender would talk them through this process.
