What are home inspectors not allowed to do?

Are there certain areas or things that home inspectors can't look at? If so, what can't home inspectors do?

Home inspectors are meant to give you a general overview of the condition. They are not typically a specialist in any particular area of your home, like hvac, or plumbing, foundation or roofs. They dont open up walls or fix things just observe and report what they see. They will usually look at anything you ask them to on a property and at minimum give you a recommendation on who specializes in that area.

A home inspector’s job is pretty limited they’re there to observe and report, not tear things apart or fix anything. They won’t open up walls, move heavy furniture, or dig into anything that’s sealed or unsafe to access. Roofs, crawl spaces, or electrical panels might be skipped if they’re risky.

Typically, home inspectors are not allowed to do anything that would be considered intrusion. This can include tearing down sheetrock, removing appliances, digging or other actions that would be similar, unless the purchase agreement states differently.

They are generalists, not specialists, and do not test for things like mold, meth, or radon unless specifically added. An inspection is a limited snapshot of the home’s condition, which is why additional specialized inspections are often recommended.
