How should I prepare for the home sale, for an aging family member?

My mom is going to pass away soon. I know I'll have so much papers to deal with after. So, I want to ask her about things now while I can. What do I need to know about selling the house after she passes or what papers to have? What should I ask her about with her house and money and things?

Are those cash offer postcards in the mail legit?

I keep getting We Buy Houses flyers. Are these ever a good deal, or is it always a lowball/scam? I need to sell fast but I don't want to get ripped off by a wholesaler.

Why are houses so expensive?

I am finally ready to buy. I have been renting for years and I want to own. I have been paying $1400/month in rent recently for a 2 bed 1 bath and I was hoping that I could buy a slightly bigger home and have a similar monthly mortgage payment but I can find nothing. Even outside of my desired area home prices are going crazy. What should I do? Why are home prices so high will they come down?

Best way to get a financial gift when buying a home?

We have family that want to help us buy our first home. We were pre-approved and the lender said something about financial gifts and kind of seemed like we can't get them?? We're confused on the rules. It would be a big help to have this money towards our downpayment. So, what's the best way for us to receive this money when buying a home?

Can a family member pay my mortgage buydown?

We're trying to buy our first house. A family member offered to pay for a temporary mortgage buydown. It would be about $17K for the buydown. Are we allowed to have them pay the mortgage buydown? They're not on the mortgage and I know there's weird rules about getting financial gifts and buying a hosue.
