I have smart home tech. How do I transfer these without giving personal info?

I'm selling my house and have smart home tech like doorbell, thermostat and security cameras. I'm fine with leaving these things, but how to I transfer them to the new owner without compromising my security, personal info, and passwords? Do sellers normally uninstall them?

Does a house fire affect home value?

A few years back our house was struck with lightening and caught on fire. Fire dept was quick and we lost about half of the 2nd floor. We obviously did remediation and repairs. The house is completely fine now and no damage remains. But do we need to disclose this when selling our house? Will the fact that it caught on fire affect our home value?

Do I need to replace the carpet?

Our carpet is about 10 years old. Our agent is telling us we need to replace it, but we'd rather not spend $3,500 or so replacing the carpet. We have kids and a dog, but the carpet doesn't have obvious stains or anything. It has normal wear from daily life. Is is really worth it to replace the carpet? Will we get more than $3,500 in value or will our house really sell better?

Bait and switch agents?

We want to buy a house in a new area that we're not familiar with. We talked to several agents to get a feel for who we wanted to work with. We're cautious because we didn't have a good experience with the agent for the first house that we bought. So, we chose and agent and met up with her before looking at houses. At the meet up we talked and then right before going to look at houses a new, inexperienced agent showed up and we were handed off to her. rnrnWe saw a couple houses with this new agent, and she was useless. She didn't do anything except open the door. And when we asked questions she didn't know anything. This isn't who we wanted to work with and the whole experience just was shady. rnrnWe want to leave this company and find a new agent. How do we do this quickly? We have a tight timeline.

Can my agent work for me and the buyer?

We're selling our house. It's been on the market about 3 weeks. We've had showings and just got an offer. But the agent says the offer is from their own buyer client. So then she wants to work for both of us. She tells us that she'll be fair and equal. But how can she really? How can she have our best interest and the buyer at the same time? And will she be the one to really come out on top of all this? We want to sell, but we also don't want to get pushed over.

Did I offend my realtor?

We interviewed a few realtors before choosing one. We felt like she understood what we wanted and had a great background. We've been working with her for several weeks, and recently she said-- I've never been interviewed by clients before. She sounded offended. We think it's reasonable to talk to several people before making this monumental decision. I don't see why she'd be offended when we chose her and clearly have liked working with her over the past few weeks. But it was awkward.

Do buyers go to the home inspection?

I want to go to the home inspection to see what it's all about. And it'll give me a chance to take measurements in the house and just get a feel for it.
