Short and practical, since what you need is a name and a way to check it. Where to look. Massachusetts licenses appraisers through the state Board of Registration of Real Estate Appraisers, and license status is publicly searchable, so verify anyone you are considering before you pay a deposit. For experience, the Appraisal Institute and the American Society of Appraisers both publish member directories you can filter by area. An SRA or MAI designation means the person went well past the minimum licensing requirement. Your local bank's or credit union's residential lending desk can also usually tell you which appraisers they use in Middlesex and Worcester counties, and those are the ones doing volume. What to specify when you call. Tell the appraiser the intended use up front: estate settlement, divorce, a tax abatement, removing mortgage insurance, a private family sale. It matters, because the appraiser has to identify the intended use and the intended users in the engagement, and an appraisal written for one purpose is not automatically usable for another. Being vague here is how people end up paying twice. What it should cost. For a standard single-family in 2026, roughly $350 to $500, with the national average near $400. Add $100 to $250 if you need it fast. If a quote comes back far below that range, ask what you are actually getting, because it may be a broker opinion rather than a licensed appraisal. One distinction worth knowing. Your town assessor's value is for taxation and is set by mass appraisal across every property in Hudson. It is not an opinion of market value for your house and no appraiser will treat it as one. This question is from 2021, so if you are reading it now, the cost figures above are current and anything quoted back then is not. I am a real estate professional, not an appraiser, so take this as how to hire one rather than a substitute for one. I am Zoltan Peresztegi, a Realtor working the Palos Verdes Peninsula and the South Bay in Los Angeles County. Massachusetts is well outside my market, so I will not pretend to have a Hudson referral for you, but the license lookup and the two directories above will get you there quickly. Zoltan

Hi Steve, you can pay for an appraisal, that will not be able to be used by a Buyer, or you can find a good Realtor® that will perform a Comparative Market Analysis for you for free. That CMA should get you a really great idea of Fair Market Value.
