If I accepted an offer can I keep looking for a better deal?

I had an open house and there seemed to be a lot of interest. I got an offer right away, but I'm wondering if i'll get another, better offer. I don't want to reject this offer and then have nothing, but I also don't want to lose out on a better offer. So, can I accept the current offer and then keep it open to the possibility of accepting more offers? If so, how do I do this?

When is the best time to sell an out-of-state rental property?

I own a single-family rental house in Texas, but I live on the East Coast. The current tenants are moving out at the end of their lease next month. Managing the property from afar has been stressful, and I'm tired of dealing with remote maintenance calls. Does it make more sense to sell it vacant right now, or should I find new tenants and sell it as an occupied property later?

Can a broker decide to drop a seller because her agent has too many listings and also a four yr old

The broker is the agent's mother who sells mostly high end high rises and mansions. I suspect they suddenly have much more expensive fish to fry and want to unload me with the $600,000 condo. Agent did not tell me she does not provide flyers for OpennHouse. Simply the MLS sheet. Also, annoyed that I asked her to fix several errors on the MLS sheet. Like I am a nuisance because I want flyers and correcting MLS sheet. Agent mother/broker wants to assign the contract to an outside agent to pay one quarter of one percent to my current agent, as a referral fee, when sold. Also wants advertising costs covered by me. (not indicated in the contract.) Claims they spend $20,000 monthly for Search Engine Optimization.. S. E. O. and is small brokerage.. maybe 6 agents.nHow do I get this agent start qualifying expenses. Broker mother says, "my daughter, (my agent) has too many listings and four yr. old child. " Being told I am "not a good fit" because I want flyers and discovered mistakes in the listing sheet. I have an amenity rich community and agent daughter is new and needs to come up to speed with what we offer, etc. She refuses to add an amenities list to the MLS sheet. Wants me to create one. She also had her closing coordinator push me to gather the HOA documents that are necessary for the closing. I drove to the property mgr office and obtained them for the agent to help out. I had my first showing since spring break today. Been slow here. Her broker mother encouraged her to break into my community as an agent, and now she is backing off and slacking off. Says she has "too many listings" but wants to stay attached to the contract and get the one quarter of one percent from the new agent, and have me pay expenses. They are dumping me. Had the listing less than two months. What are their fiduciary responsibilities to me? I keep hearing that agent has lost time because we are not getting showings but so am I losing time. She wants to cut the price $50,000 and says, "if you get more than you paid for the condo then take what you get and be satisfied." Am I required to take a drastic cut so they can dump the place fast?

How do I cancel a listing agreement if I am unhappy with my real estate agent?

I signed a six-month contract with a local agent, but the marketing has been terrible and the photos look like they were taken on an old phone. We are two months in with zero offers. I want to switch to a different brokerage, but I am not sure what the standard process is for getting out of the contract early.

Is spring actually the best time to sell a house, or should I list it this winter?

We live in the Midwest, so our winters get pretty snowy and cold. I've always heard that spring is the gold standard for listing a property. However, we are ready to move now and I'm wondering if listing in December or January means less competition. Will buyers even come to open houses in the snow?

Should we wait for mortgage rates to drop before selling our current home?

My husband and I want to upsize because our family is growing, but we are locked into a great rate on our current place. We are worried that high rates mean fewer buyers will be able to afford our house if we sell right now. Does it make more sense to hold off for another year, or is buyer demand still strong enough to sell quickly?
