Should we sell our rental now or keep riding out the cash flow?
We bought our rental in Orlando back in January 2024 for 425k with a conventional loan at 6.99%, put 10% down, and it rents for 3900 a month while our mortgage is 3600. Tenant is locked in til June 2027 and weve already redone the kitchen, so comps say it could sell for 500 to 550k today. Problem is the little stuff keeps eating into what we clear, weve had a garage door, a septic pump, landscaping and a plumbing repair just this year. Rent minus mortgage barely covers those surprises some months. Not sure if we should just sell while values are up or stick it out for the equity and rental income long term.

What document do we actually need to sell a house without probate?
My father in law inherited a house from his parents that hes been renting out for years, and the rent money has just been sitting in a bank account that also has his late wifes name on it. She passed away about two years ago and didnt leave a will, and her estate was never taken through probate. They have three kids together and no stepkids, and his daughter has power of attorney that covers real estate for him. Were ready to sell the house now but every agent we call says we need some document signed by her two brothers saying they arent claiming any part of it, and nobody will tell us what that document is actually called. I keep thinking it might be an affidavit of heirship, but from what I understand thats signed by an outside party, not the heirs themselves. If theres a different form were supposed to be using, or any other advice on getting this untangled, Id really appreciate it.
