    FAQ

    Answered Questions

Will a ramp and grab bars hurt our selling price?

No. It may help actually. You are selling right now, but when you are buying your new place, don't you think if you see a home with grab bars and ramp it will give it a competitive advantage because you don't have to install it?

Is it still a good idea to stage a home in a seller's market?

Your home is always competing vs. your neighbors. Lots of staging people will tell you how a staged home will sell quicker and for less. I don't completely disagree with that fact but a lot has to do with the full time REALTOR, the commission you pay. Say you are paying the full 6% (3% to each REALTOR) commission and your neighbor is paying 4% (2% to each REALTOR), do you think your home will sell quicker paying 3% than a one that is staged but only paying 2%?

What are some reasons my house might not be selling?

    1. Overpriced 2. You hired a discount broker and your home is competing vs. others than pay 2.5 to 3% 3. Difficult to show

How do I know when it is time to switch realtors?

Carol, I believe you know the answer already but want reassurance from other Professionals. If you don't want to hurt your unsuccessful real estate agent's feelings, I can adopt you as a client and offer your unsuccessful real estate agent a referral fee for his time.

Michael, Depending on the home, your time and your liquidity, some minor fixes can return a very nice return.

How does a home appraisal and inspection help a home buyer?

Great question Michael, A home inspection gives you peace of mind knowing if the home has transaction-cancelling issues. The main purpose of the appraisal is to protect the bank because they pick the appraiser to protect the investment they're making on the property.

If I sell my home, will my boyfriend receive part of the sale?

Great question Eileen, In order to insure the Title, the Title Insurance company will request an signed Affidavit from your ex-boyfriend. In California if you were together for 10+ years you may be considered married. Talk to an attorney.

How can I get the most money from selling my house?

Great question Ronda! Pay the highest commission. If you pay at least 3% to the buyer's agent and the other homes are paying 1%, 1.5%, 2%, 2.5%, etc. I bet you will make up the difference by getting a higher offer. Capitalism works!

Should I sell my current property before buying a new one?

Mike, Depends on your Finances, Family & Flexibility. I have clients who prefer to do a concurrent transaction and close the deals the same day/week. I have also had clients who stayed with a relative or rented for short period of time.

What is an agent's commission fee?

I am a firm believer in Capitalism! Usually discount brokers who charge you 1% (0.5% to them/0.5% to the buyer's agent) will sell a home for less and will stay longer in the market as opposed to an agent like me who charges you 6% (3% for each agent) and I will make sure to get squeeze every possible dollar and then some from a buyer's agent who want to get paid more on my listing. You get what you pay for, but my system nets you more dollars at closing.
