    You should absolutely have one! Do you due diligence, this is the most expensive purchase you make. You need to make sure you have checked out anything you can!

    Can I make an offer on a pending house?

    You can do a back up offer but I usually just check to see how solid the current contract is and if it's better to move on.

    How should I prepare my house before selling it?

    Lighting is inexpensive and can make a significant difference! Make sure the home has nice bright lighting (daylight bulbs). Paint is also one of the easier updates, paint and touch up as needed for a nice clean look.

    Is it offensive to negotiate the commission?

    Agents that are quick to discount their commission are usually not the best to negotiate your money! If you have a great agent then you will end up getting more money for your home. I do think you need to take your time and make sure you choose an agent with experience!

    Should I get an appraisal as a cash buyer?

    If there is enough solid evidence to validate the price, I don't think the appraisal is necessary. If the comparable homes are questionable then get it to feel at ease with your purchase.
