Hey all, new here. 1988 house in Boynton Beach, insurance just renewed at $6,900 and I'm trying to get it down.nnMy broker mentioned a wind mitigation and a 4-point inspection. Which one actually lowers the premium, and what on it matters most, roof age, straps, windows? Worth fixing anything before the inspector shows up?

i have a 250k heloc ive never touched plus 100k cash and got approved for a 200k mortgage on a rental condo but the lender says the heloc counts against my borrowing power even though i havent used any of it and i dont get why an untouched credit line drags things down or if a smaller mortgage actually gets a better rate
Getting ready to list my condo in Boynton Beach, and my association levied a special assessment back in the spring, roughly $8,400 per unit for concrete work, billed monthly over four years. I've got about three years left on it.nnDo I have to disclose a special assessment when I sell, or does that just come out in the estoppel anyway? There's also a proposed assessment the board has been kicking around at meetings that hasn't been voted on yet, no idea if that counts as something I'm supposed to put on the rider.nnAnd honestly, am I better off just paying the balance off at closing instead of discounting the price and letting the buyer take it over? Worried it kills my buyer pool either way.

We've been looking in Delray and Boynton since the fall, mostly $600-650k single family. My coworker keeps telling me to hold off because prices are going to drop once rates come down. But everything I'm seeing says prices are basically flat, maybe up 1% or so, and inventory has actually been tightening this spring.nnFeels like waiting a year gets me the same house at the same price, just with more competition. Am I missing something?nnAlso, a place we liked at $585k came back with an insurance quote around $7,800 a year, which wrecked our monthly number. Is that normal now or should I be shopping that harder?nnAppreciate any honest takes.

Under contract on a place in Boynton, $585k, closing next month. The current owners pay about $4,100 a year in taxes and I assumed we'd be in that ballpark. Lender's estimate came back at almost $9,800 and I thought it was a mistake.nnI think it's because they've owned since 2011 and have that cap, and ours resets to full market value when we close? Nobody mentioned this to us until the estimate showed up.nnIs $9,800 actually realistic for Boynton at that price, and how do I get the real number instead of the lender's guess? Also does the homestead exemption kick in the year we close or the year after?
Hi i am looking to buy a manufactured house in a 55+ community in port orange Fla. The name of the community is maplewood estates and I am approved for a unit that was totally renovated. The purchase price is $82,500 and I am putting $50,000 down and I am looking to take a $25,000 loan. Thank you
We bought our rental in Orlando back in January 2024 for 425k with a conventional loan at 6.99%, put 10% down, and it rents for 3900 a month while our mortgage is 3600. Tenant is locked in til June 2027 and weve already redone the kitchen, so comps say it could sell for 500 to 550k today. Problem is the little stuff keeps eating into what we clear, weve had a garage door, a septic pump, landscaping and a plumbing repair just this year. Rent minus mortgage barely covers those surprises some months. Not sure if we should just sell while values are up or stick it out for the equity and rental income long term.

Looking in Delray, around $650k. Met an agent Saturday and before we talked houses at all he pulled out a buyer broker agreement. 12 months, exclusive, all three counties. Told me he can't walk me into a property without it.nnDidn't sign. There's a line in there about me paying 3% if the seller doesn't cover it, and some protection period after it ends that I don't really follow. Asked about cancelling and he kind of brushed past it.nnThing is I keep reading the rule is on the agent, not the buyer, and that there are shorter forms , like a one-day or single property version. He never brought that up.nnS, is a 12 month exclusive on a first meeting standard down here? And will most brokerages actually do a short form if I ask, or is that just a thing people say online?

Under contract on a condo in Boca, closing set for the 19th. Asked the title company yesterday about the estoppel letter and got kind of a vague "we're on it." Pushed a little and it sounds like the request may have gone out this week, not when we signed 3 weeks ago.nnFrom what I've been reading the association gets 10 business days, which is basically two full weeks, and with the holiday coming up that puts us past my closing date. My rate lock expires the 22nd.nnAlso just found out the community sits under a master association plus the building's own association. Does that mean two separate estoppel certificates and two separate 10 day clocks?nnIs there any way to push an association to rush this, or am I just stuck waiting? And who eats it if we blow the closing date over paperwork nobody ordered on time?
