When buyers contact The Ora Group about moving to Aliso Viejo, they usually point to popular master-planned enclaves like Glenwood, Crestview, and Pacific Ridge. While these neighborhoods offer incredible curb appeal, buying or selling here requires knowing how the local market functions behind the scenes.Schools & Family Life. Aliso Viejo sits within the Capistrano Unified School District (CUSD). Properties near Aliso Niguel High School and Don Juan Avila Middle School command a distinct premium. What online portals won't tell you is that CUSD offers open enrollment options, but proximity to specific neighborhood parks and walking paths to elementary schools drives the highest resale demand.Commutes & Connectivity. Access to the 73 Toll Road is the ultimate commute factor here. Living in a neighborhood on the west side of Aliso Creek Road can shave 10 minutes off a morning drive to Irvine or Newport Beach, avoiding the bottlenecks near the 5 freeway interchange. Taxes & Mello-RoosBase property tax in Orange County is 1%, but Aliso Viejo features a wide variance in Mello-Roos (CFD) assessments depending on when the tract was developed. Older neighborhoods near Aliso Viejo Town Center often have expiring or low Mello-Roos, while newer tracts carry higher assessments. Factoring this into total monthly carrying costs is vital for both buyer purchasing power and seller pricing strategy. The Ora Group Advantage: From understanding HOA restrictions on rental caps to identifying homes with view-corridor protections, hyper-local strategy makes all the difference.
