I knew Debi through her home listings in my area, and while walking my dogs all over, I observed that she was probably the most successful realtor in the area selling so many homes so quickly. I lived in my home since 2011, and was always thinking about moving closer to me kids in other states. 3-4 years before I invited her to my home and received extremely helpful tips on the home condition for better success in selling. She selflessly acquired documents on my home mods done my previous owner to make sure all was permitted. That prompted me and my wife to decide to hire her as the realtor for our home sale. When the time came, she got on bord with listing process and honestly kept us informed about the homes inventory, market condition, buyers affordability amid high interest rates and realistic estimate of our home value and expected timeline of it getting sold. Her expertise at each of those aspects was incredibly impressive. Her ability to determine reasonable market value of my home for listing and prediction of the time it would take to sell were extremely comforting and satisfying. We always felt that we had the best available realtors helping us with our home. There was never any doubt during 5-6 weeks on the process. Such help was so critical for us, because I was especially stressed out since I had already decided on buying a home in Illinois, and paid earnest money, while I was working with Debi on my home listing. Still, I had tremendous faith in Debis ability to sell my home in time to make my move possible to the new home in Illinois. which was centered around our home listing. ZillowVERIFIED If you are a homeowner considering working with Debi or John Durzi, I strongly recommend you think twice. I hired them to help sell my home, expecting professionalism, support and a hands-on approach. As a first-time home buyer now planning to sell our property, they came in and it seemed to start off well. When we first met with both Debi and John to discuss potentially hiring them and they toured our home, they had positive comments and feedback about our property. After we signed the Listing agreement to work with them, we followed their recommendations to prepare for showing the home. Debi came for one open house. John came for a 2nd open house. Aside from one private showing conducted by John representing a buyer who did not have their own agent, neither of them came for any of the scheduled, private showings. They just passed on the info of the potential buyers agent to us in each case and left us to do the showings. Debi and John thus disappeared from the scene. All the showings (about 20 of them) that went that way, after which Debi advised us to do a sizeable price reduction. When we did not feel that was the right move and didnt agree, Debi then went on a verbal and email campaign of negativity about our property. So aside from the initial setup of the house for sale, we realized that we had no real representation aEUR" i.e., no one there actively selling our home to prospective buyers. And now, after the same person (Debi) took a negative approach to push us into a profit loss, we decided this was not the relationship that would work for us on selling our property. I thus requested a cancellation of contract by both email and phone with Debi. When I requested the cancellation over the phone, Debis defense was that we aEURoemade it difficult for her to do her job.aEUR? Keep in mind, that this is after we made ourselves available for, and held, all the showings timely (aka doing her job), sometimes with only a few hours notice. Right after this call and my email requesting Cancellation of Listing, is when the long emails with further negativity came in, also with threats of mediation. When that didnt work, Pinnacle Estate Properties Broker, Kent Palmer, informed me that they will be holding onto our listing until it expires in several more months and warned me against action if they find slander in any reviews aEUR" because they monitor reviews. Pinnacle Estate Properties followed up immediately with an attorney letter to me officially refusing to cancel the listing and it included a warning that leaving public reviews could violate California defamation law. These tactics are not how a client-focused professional behaves, they are how someone covers for falling short. It is shocking how fast it went from me asking to part ways, all the way to them escalating to written legal threat. I felt we were drawn in with positivity, then when the property did not sell on its own with minimal effort on their part, their tune changed to negative in order to push a profit loss, which when talking of percentage, always affects the seller much more than the agent. So honestly, it feels like we are now being held hostage and our free will and rights to choose who to do business with has been stripped away by this practice. I am not a real estate expert. I am a homeowner who hired agents to make this process easier. Instead, I have been overwhelmed with legal threats and pressure when it mattered most. If you are a potential buyer or seller reading this, take it seriously. This has been one of the most frustrating and disappointing professional relationships I have dealt with. Do not make the same mistake.

The price was $120,000 more than then the asking price. Debi thought of everything. She hired a videographer for an online presentation of my home. He made the house look so warm and inviting. I loved the aerial shots as well as the shots of the interior and exterior - he highlighted the built-in barbecue and the pool area. Debi attended to every detail - no matter how small or large it was - where to paint, what items to leave out or what to put away. The list was long but manageable. Debi is exceptionally knowledgeable about Granada Hills and what people are looking for in a house. Every time we met, Debi was so well prepared for the meeting and was able to answer all of our questions succinctly and in terms we could easily understand. The best part is that she quickly returned phone calls. Thank goodness! There was a lot of pressure selling a house and Debi was always there to calm me down. As I mentioned before, Debi was involved in every step of the sale. She staged the house beautifully and even came over to discuss the smallest details. She suggested the price on the house knowing full well that the bids would start flooding in. We had 11 bids greater than the asking price 2 days after the Open House. Her aEURoeplaybookaEUR? for the sale was right on the money. ??A Just a little example of her caring: I had an important package being delivered a week after the closing. I think it's especially the case for people who are moving out of the state and cannot stay local to take care of things. Only a few days after I dropped my keys in their hands and drove off, they quickly cleaned, fixed, repainted, and landscaped the house and it was on the market. The workers they hired for all the works were very reasonably priced as well. I was particular happy with this because I had always had difficulties finding good workers. ZillowVERIFIED When my wife and I decided to sell our home, we interviewed three different agents. We had lived in the Granada Hills neighborhood for about 7 years. During our time there we met Debi because she sold many homes in our neighborhood. We chose to work with her based on recommendations of neighbors, and we are very glad that we did. We were navigating this sale from out of the state and Debi made that process as smooth as it could have been. She quickly got the house ready to sell and after a weekend of open houses we had multiple offers above the asking price to consider. We entered escrow 4 days after the initial listing. In normal conditions this would have been the happy ending to our story, but a week after listing the effects of Covid 19 began to hit the economy and business activities in Los Angeles. ZillowVERIFIED I first met Debi at an open house she was hosting in my neighborhood. Although, I was what one might consider a nosey neighbor, she welcomed me and made me feel immediately at ease. About a year later, she walked through the neighborhood and my husband had the opportunity to meet her when she knocked on our door. When I got home, my husband mentioned that he had met a delightful realtor and her name was Debi. Jump to several years later, when it was time to sell my father's home, I immediately thought of Debi. It was a huge responsibility to find the right realtor to sell his home because I was representing the family. After interviewing several real estate agents, I chose Debi. She listed the home & the photos/film she posted online were remarkable. They showed the home in the best loving light. She held an open house and we received 15 offers. We accepted an offer which was $50,000 over asking. She was available every step of the way. The house was scheduled to close escrow within 30-35 days and it closed exactly as scheduled. Debi is truly a woman of her word. During this process, I had the opportunity to meet her husband, John. He was kind to us and helped with the process of cleaning out my father's garage which was filled with loving memories. I will be forever grateful.
