Probably one of the most important pieces of advice is to be very clear as to what your comfort zone is in payments you would like to make monthly on your new home. You might be approved for a $500,000 home but you might be more comfortable with a $400,000 home. Also if you have written an offer on a home but the offer was not accepted, I have found that there is always a reason why you did not get it, so hang in there because there is a better one coming up soon with your name on it!

The most import advice I would give to a seller selling their home (1) You home needs to be absolutely clean, great curb appeal and staged in order to get your price. (2) Never price your home higher than it is worth. Many sellers believe that a buyer will come in with an offer, but a lot of times buyers perceive a home that over priced, as a seller who is not really too interested in selling their home.

Yes, with working as a kitchen and bathroom designer part of my job was quoting the renovation that had to be done on a job, that would be electrical, gas, plumbing, fixtures, cabinets and the cost of the renovation as a whole. I have been able to use my knowledge of quoting a job to help buyers and sellers know what different renovations/updates would cost them and what the benefits are. Also I am able to go into a home and perhaps the buyers loved everything about a home except one thing, I would be able to give them ideas on what they could do to easily change that feature and make it work for them.
