Dale and Helen are extremely professional in all of their interactions and dealings. They both have a very good understanding of the local market and school districts. They always shared the comps of neighboring houses to help us make an informed offer based on data. They were very transparent on the over-asking amount needed in the highly competitive market, but never pressured us to offer over our comfort zone. They are highly responsive to short deadlines and always made themselves available to tour houses with us. It was a pleasure working with Dale and Helen. They have a very empathetic and caring approach in their interactions.
I am 100% satisfied with the quality of service the Warfel Gardin Group provided in the sale of my condominium. They exceed my expectations, keeping me well informed, the marketing, staging, holding open houses, and spending time making minor cosmetic repairs to make the place look fantastic. The sale of my condominium was not an easy task for reasons beyond our control. Dale and Helen maintained a positive attitude and prevailed. They are very friendly warm people that love what they do, and helping their clients by providing extraordinary service. I have no doubt I made the right choice with them. When the time comes, they get my business every time.
This review is so overdue, but the summary is Dale and Helen did an outstanding job getting our house ready to sell and then actually selling it and I cannot recommend them highly enough. Neither my husband nor I had family in the Bay Area and so we had always regarded our time there as a temporary thing. Well, the time had finally come - we were closing on a house in Washington and it was time to look at selling the house he had bought a long time ago. We?d kept up with all the major structural things - new pipes, updating the electric, a new sewer line, that sort of stuff - but the kitchen was still original and the primary bathroom was definitely nothing to write home about. While we finished closing on our new house, we started the process of interviewing various realtors. Dale and Helen stood out as honest, fair, and willing to give our project their attention. Moreover, at least one review said they had done a fantastic job managing the prep while the owner moved out of state. Sign me up! I am here to be another voice that they did an excellent job of managing the entire prep process and the sale itself. We met a few times before the move to go over some of the disclosure paperwork and discuss the things that might need to be done and what our budget was. The landscape work started even before the movers had our stuff loaded on the truck (and to be fair, it needed a lot of work) and I left the keys behind for the indoor contractor to start later that afternoon (along with the power brick and chair they loaned me when the power went out for my last two days at the house!). From that point, all I had to do was approve the work done and write checks and they took care of the entire process for me. I got timely updates and was happy to rely on their advice regarding what helps the house sell - after all, the whole point was that it wasn?t going to be our house anymore. When the house did go on the market, they did a lot to drum up interest and hosted open houses that weekend. We had a total of five offers presented to us for our selection and were absolutely amazed by the price we got for the house (even knowing it was a seller?s market!). Helen and Dale did a lot of legwork to support closing the deal, including pulling comps for the appraisal and answering questions as needed. From our point of view, all we had to do was choose the offer and sign the paperwork when the mobile notary came by our new house - they took care of absolutely everything else and we are incredibly grateful to them because navigating all of that from two states away could have been a nightmare. They were also incredibly supportive when, on closing day, a major medical complication came up that prevented us from being quite as celebratory as hoped (and indeed is the reason this review is so overdue). They called to check in multiple times after the fact and in general made it clear that we were humans to them and not just clients. I cannot say enough good things about how much it helped to have the house sale DONE while dealing with all of that and a huge part of it is because of their hard work. Other agents might promise the moon but Helen and Dale delivered for us and I never felt like just another house in the assembly line. I?d work with them again if we ever came back to the Bay Area.

Dale and Helen were our listing agents to sell our house in the Cambrian neighborhood in San Jose. We had lived there for 20 years and, it was a bit out of date when we bought it. We updated the primary bathroom during our time in the house, but that was it, so when it came time to sell, to say that it had really needed some help. We were tempted to just sell it "as is", but fortunately we met Dale and Helen when we were interviewing realtors. They came in with a wonderful attitude and a plan to get our house into move in ready shape. We had already purchased our new house in another state, so we emphasised to Dale and Helen that we were not going to be available to manage a renovation project. Our plan was to move out, toss them the keys, and what happened from there was completely up to them. We would write checks to contractors, but that was going to be the sum of our involvement. Much to our delight, that was exactly how it worked out! The day after we moved, their contractors were on site and getting to work. Six weeks later, the house was in fantastic shape, and we were on the market. After one week on the MLS, we had 10 over asking offers, with the winner being $300K over asking! And we weren't starting with a lowball list price - it was $200K over what we would have listed the house at if we hadn't done the work. So, long story short, Dale and Helen are fantastic to work with. They make it easy and following their advice really paid off for us - we easily got 4-5 times what we invested in the upgrades that they suggested. If you're interested in selling your house, I couldn't recommend anyone higher.

I first met Dale when he helped my parents prep and sell their house around 15 years ago and he did a fantastic job for them. Skip to 2021 my family decided it's time for a move and a new adventure. Dale and Helen are great in every area. They got to work fast to find us homes that met our criteria, and helped us figure out what we really wanted in a home. They were quick to get us scheduled to view home and flexible to work around our work and children's schedules. When it came to putting in offers, they explained everything to us thoroughly and worked hard to make an offer that was both manageable for our budget and aggressive enough to get the buyer to notice. We only had to put in two offers, which is rare in this market, but we believe it's because Dale and Helen helped us make the best decisions and offers. We are so thankful to them for helping us buy our first home.
Dale and Helen have sold two properties for us and we would never use anyone else! When we sold our first house we interviewed four sets of realtors. They were the only ones that surveyed the property thoroughly and really paid attention to every detail of the house. They gave us great advice on what we needed to do to make it ready for a quick and profitable sale. Our second property was literally a one of a kind property that dated back to the mid 1900's when the area was mostly plum orchards. It was really difficult to get an appraiser that understood it but they worked hard to accommodate the buyer's agent and the multiple appraisals that took place. They also provided resources to help get the property in shape for showing which was no small task. They staged it beautifully and worked tirelessly until it was sold. These are great real estate agents but more than that they are great people! They care about their clients, take into consideration your personal situation and literally go above and beyond to make sure your property is sold and closed seamless. I would give 10 stars if I could!
