    About Sami Vecchiolla

    Hi, my name is Sami "Sunshine" Vecchiolla and I was born and raised in Westchester County, NY. There are 3 driving forces that have been consistent throughout my life. They are commitment, intention, and service. I share this with you because, while I am an award-winning real estate agent serving Westchester County and beyond my most purposeful accomplishment is putting the "happy" in a happy home. In other words, I do not approach my day from a checklist. I am people-centric and think about how I can put ease and a dose of sunshine into my clients' lives. My desire to serve and connect my neighbors, colleagues, clients and local business owners benefit my clients for so many reasons. My commitment to community and lifting others is demonstrated by some of the volunteerism I've participated in since I was a young child. I began as a Daisy in the Girl Scouts of America and am a lifetime member. I had the honor of being the youngest founding board member of The Yorktown Teen Center Inc., creating a better place for the youth in my community. In college, I was chosen as an Ambassador to represent the school for recruitment and exposure. In addition, I held leadership roles in my college's chapter of Kappa Kappa Gamma, the third largest women's fraternity in the country. In addition to my involvement in organizations including Michael J Fox Foundation for Parkinson's Research and Toastmasters International, I am the Area Director and an active member of Master Networks (a national networking org where I serve on the leadership team for NY/NJ/CT). I am also an active board member of the Child Care Council of Westchester. I am grateful to be able to infuse all of these valuable experiences and connections into the work I do for my clients.     Mary, I'm sorry that happened to you. Typically once the transfer of title occurs the previous seller is no longer liable for anything with the home. Were you offered a property condition disclosure form on the property?

    Will private listing hurt my sale?

    Hi Harper, a private listing gives you the flexibility to list your home for sale off market without accruing days on market, which is a killer for sellers. Buyers are always looking at the days on market to attribute towards what they are willing to offer. Depending on who you hire to privately list your property or if you plan on doing it yourself its really dependent on the additional marketing they plan to do to get your home in front of the right eyes.

    Every state is different but typically you'd pay the commission, any attorney fees if applicable, and title/tax remaining on the property until the closing date. Some states also have a transfer tax.

    Commission is negotiable and every agent offers different services and levels of experience. If you're looking for the cheapest option you're often leaving money on the table if that person doesn't have a ton of experience in negotiations. If they are willing to take a cut in pay how strong will they be in negotiating for you to get top dollar?

    Can I cancel listing agreement if I don't want to sell?

    Your listing agreement should have details on it how you can cancel the deal for any reason. Worst case scenario email your agent and ask to cancel the agreement and they should walk you through how to do that. Best of luck!

    Cancelling your contract with an agent can typically be done at anytime in the agreement period. usually in writing. Read the contract and see if there is any clause talking about canceling the agreement.

    A broker typically has more education under their belt depending on the state. I like to think of it as a bachelors degree and an associates degree. Ultimately hiring an agent comes down to who makes you the most comfortable in reaching your real estate goals.

    Depends on how the property was purchased. If the owner has a will and the property is included in that will. Aging parents is a very tough situation to navigate as there are a lot of emotions rolled in.
