How do I sell a fully furnished house ?

I'd like to sell my furniture with my house. How do I sell a fully furnished house? I don't want to negotiate pieces and I don't want to deal with the hassle of trying to sell off all of it separately. I can't take it with me to my next location. Can I include all the furniture in the list price? Or will that turn off potential buyers?

Can the commission rate change? Can an agent decide to charge a higher commission once there's an offer? What if my home takes a long time to sell, can the agent decide to charge me a higher commission? If so, is the agent required to tell me that they are charging a higher commission?

Requiring a home seller to sign a buyer-broker AAR?

My potential Selling Agent wants me to not only sign the listing agreement exclusive right to sell which is understandable but also a buyer-broker exclusive Employment Agreement for 7 mo. is this even ethical? He also won't give me a listing price until i sign the listing agreement. How do I know if I want to hire him without that?
