    I have been a licensed realtor since 2004. Immediately after graduating with a degree in accounting and finance from the University of Tennessee I started working as a full time real estate agent. I am licensed in Tennessee, Arkansas, and Mississippi. I represent first time home buyers, sellers, seasoned investors, hedge funds, retirees.     Yes it could easily increase the value. You can put a small closet in. Really good question and I would definitely tell you to consider it. It doesn't have to be a huge room or anything like that.

    Does the home seller need to disclose water issues?

    Depends on the state. In general it is best to disclose, disclose, disclose. You should talk to a real estate agent (and possibly more than one) to confirm. Perhaps even a broker or closing attorney.

    How many open houses do realtors unusally hold?

    There is no hard and fast rule on this. One open house is not bad...I think more than 3-4 is pretty excessive but depends on the area, the price range, etc. Just my opinion.

    That is a great question but not a simple answer. There are pros and cons to both the buyer and the seller. I'd be happy to discuss further with you....but not an easy or simply answer.

    Depends on the state...typically it is 18 but depends.

    Do unincorporated areas have lower taxes?

    Hi In Tn we have unincorporated areas and they do have lower taxes....HOWEVER that also means they don't come with certain amenities such as city schools, city services...we've seen owners that live in unincorporated areas not have sidewalks, street lights, trash service (they have to pay for that separately). It really depends on what you are looking for and what you value. Sometimes the re-sale is better if you are unincorporated due to the lower taxes and sometimes it is less because you are losing some of those services.
