    Does adding a granny flat actually increase my home value?

    That's a great question. One we hear often. The answer is a bit complicated. When you go to sell , the appraiser will need to find other sales which also include an ADU. Appraiser's tell us that generally it's 10% of whatever the value of the house is. That's a rule of thumb. If they cannot find other sales, what they use, then they may give a lesser value.

    Do I really have to pay a 2.5% buyer's agent fee in 2026?

    Compensation is always negotiable. See what services your agent is offering at 2 1/2%.. compensation does vary. If you're wanting a high level of service this might not be unreasonable. Also, it's important to remember you don't pay an agent until closing. So they are working for free for quite a while.
