About Seda Stepanyan
Hi, I'm Seda Stepanyan, REALTORA(R) and founder of Tooyn Homes. I believe every home is more than just a property - it's where life's most meaningful moments happen. My goal is to guide clients through every step of the real estate journey with honesty, strategy, and genuine care.
Originally from Armenia, I've lived and worked across Europe and Los Angeles, experiences that shaped my global perspective, strong communication skills, and deep appreciation for architecture, design, and culture. Before real estate, I worked in journalism, marketing, and creative writing, and was honored as a regional winner of the BBC Radio Play Contest in Europe. These experiences taught me how to connect with people, negotiate effectively, and create compelling marketing that helps properties stand out.
Fluent in English, Russian, Armenian, and conversational Czech, I enjoy working with clients from diverse backgrounds and making the buying or selling process feel clear, smooth, and empowering. Whether you're purchasing your first home, upgrading to a luxury property, or preparing to sell for top value, I bring dedication, market knowledge, and a personalized approach to every client relationship.
At Tooyn Homes, I proudly serve buyers and sellers across Los Angeles, including Beverly Hills, Glendale, Studio City, Sherman Oaks, Encino, Woodland Hills, Burbank, Calabasas, and surrounding communities.
Outside of real estate, I love spending time with my husband and our son Martin, exploring nature, staying active, and continuing to grow professionally so I can provide the highest level of service to my clients.

FAQ
Answered Questions
In my work with buyers across Burbank, Glendale and the broader Valley, I've seen decisions turn on reasons that have very little to do with the usual checklists. One of the more memorable ones involved a couple who had spent weeks looking at homes in the Studio City area. They found a property with strong natural light, a layout that supported easy daily movement, and a backyard that felt like an extension of the living space. The light, the flow and the outdoor connection all felt right at first. Yet after their second visit the wife shared that something about the way the morning sun came through the kitchen window brought back a very specific memory from a previous chapter in her life. It wasn't the house itself that triggered it, but that particular angle of light at that time of day. We talked about window coverings, different furniture placement, even whether another room could become the main gathering spot. None of it eased the feeling. They ultimately chose a different home where the light patterns felt neutral and open to whatever came next. What stayed with me was how quickly a space can shift from promising to impossible once an emotional association settles in. Real estate is full of these quiet, personal calculations that never show up in the MLS. It makes me notice the way light moves through a room a little more carefully these days.
