About Diya Sarin
Born in India, Diya moved to the United States with her family in 1991 when she was just 11-years-old. She's spent the last 3 decades getting to know every nuance of Southern California, allowing for an in-depth analysis of its various housing markets and their intricacies. Diya earned her double masters in Journalism and Sociology from USC before working in solar sales where she further developed her natural gift for relationship building.
Though she obtained her license at the very end of 2019, just in time for the pandemic, she didn't let the global challenges slow her down. Rather, she kept a steady string of escrows rolling in throughout the worst of Covid-19, selling millions of dollars in real estate while even veterans were throwing in their towels. Diya is propelled ever forward by the thrill of handing the keys of a new dream home to her clients, rating the point at which a client becomes a homeowner as among the most joyful in her life.
While Diya tries to make herself constantly available to her clients, she still adores spending quality time with her friends and family. A devoted family woman, she takes great pride in caring for her elderly parents. She also never misses the chance to create magical new memories with vacations near and far.

Answered Questions
Hey Jen! A new construction home offers modern layouts, energy efficiency, lower maintenance, and a builder's warranty, but it may come with smaller lots and stricter HOA rules. An older home in an established neighborhood often has more character, larger yards, mature trees, and a strong community, but it may require more maintenance and updates. The key is to review the HOA rules for new builds and get a thorough home inspection for older homes so you know what to expect before making a decision.
Hey Lacey, in a competitive market, it's not always about offering the highest price. Sellers often appreciate a flexible closing date, a lease-back option if they need extra time to move, fewer contingencies (when you're comfortable with the risk), a strong earnest money deposit, or a fully underwritten mortgage approval to show you're a reliable buyer. The best offer is usually the one that gives the seller the most confidence and convenienceaEUR"not just the most money.
Hey Emily! When a home is being sold "as-is," it's usually best to focus on the home's condition rather than asking the seller to make repairs. A fair approach is to submit an offer based on the estimated cost of the needed work, backed up by your inspection findings or contractor estimates. This shows you're making a reasonable offer based on facts, not just trying to negotiate a lower price. Keep the conversation respectful and let the seller know you appreciate the home's potential while being realistic about the investment it will require.
Hey Jackson! Mortgage credit score requirements vary by lender and loan type. In general, a 620+ credit score is a common minimum for conventional loans, while some government-backed loans may accept lower scores. To improve your chances of approval and secure better interest rates, pay bills on time, reduce outstanding debt, avoid opening new credit accounts, and check your credit report for errors before applying. aEUR" Diya Sarin JohnHart Real Estate
Hi Finn! Curb appeal can make a big difference in attracting buyers. Focus on simple, high-impact updates like trimming landscaping, adding fresh mulch, pressure washing the exterior, repainting or replacing the front door, and updating outdoor lighting or house numbers. These affordable improvements help your home stand out in listing photos, make a great first impression, and can even boost its perceived value. Diya Sarin | DRE 02095684 dY"z 818.799.7230 dY"?
