Patti Loveless

Q: 1. What advice would you give a buyer trying to purchase a home?

Get pre-approved before you start looking—this shows sellers you’re serious and helps you know your budget. Make a list of must-haves vs. nice-to-haves so you stay focused, and always research the neighborhood, commute, and resale value before making an offer. Most importantly, hire a real estate agent who is also an advisor. An advisor doesn’t just open doors—they guide you with market insight, protect your investment, and help you make a smart, long-term decision. In competitive markets like Rockmart, Bremen, and West Georgia, having the right advisor-agent by your side makes all the difference in finding and securing the right home.

Q: 2. What advice would you give a seller trying to sell their home?

Price your home right from the start, make it show-ready, and focus on curb appeal. Today’s buyers search online first, so marketing is everything. Hire a real estate agent who also acts as an advisor—someone who understands how to market homes for maximum exposure, uses professional photos, online syndication, and local SEO to attract qualified buyers. The right advisor-agent ensures your home stands out in competitive markets like Dalls, Hiram, and West Georgia, helping you sell faster and for top dollar.

Q: 3. What types of clients have you worked with?

I’ve worked with a diverse range of clients—buyers and sellers of residential homes, homes with acreage, large and small land tracts, and small business commercial properties. I also specialize in probate and estate properties, rural lifestyle properties, pre-foreclosures, downsizing, and Active Adult Communities. From first-time homebuyers to seasoned investors, my experience across Paulding County, Haralson County, Polk County, and West Georgia ensures clients get expert guidance tailored to their unique needs.

Q: 4. Describe a recent transaction you are fond of. How did it go?

I recently helped a local couple purchase nearly 40 acres of rural land in Polk County where they plan to build their dream home. We worked closely together almost every day, had fun through the process, and became friends—we still keep in touch after closing. I connected them with the right surveyor, soil scientist, and closing attorney, which made the transaction smooth and quick. I’m excited to see their new home take shape and watch the journey from introduction to the completion of their dream.

Q: 5. How did you get started in Real Estate?

When my husband and I decided to retire from our family business in 2014, he asked me, “If you could do anything you wanted to do for a career, what would that be?” Without hesitation, I told him I’d love to be a real estate agent. He encouraged me to pursue it and supported me the whole way. I got licensed before we officially retired, started helping clients right away, and I’ve never looked back. Real estate has been challenging, enjoyable, and deeply satisfying. My passion for the business was also shaped by my Great Aunt Margaret, who was a real estate agent when I was a little girl. Watching her professionalism, the way she helped clients, and how she handled transactions left a lasting impression on me—and continues to inspire the way I serve my own clients today.

Q: 6. Do you have any special education or training that will benefit your clients?

Yes. In addition to completing pre-licensing and post-licensing education for my Salesperson and Broker licenses in both Georgia and Alabama, I’ve completed over 150 hours of continuing education. I hold The Red Book Agent Certification, have attended numerous real estate, marketing, and sales conferences, and have developed and taught continuing education classes for other REALTORS®. I also created a Mentor Program for a local brokerage and teach business professionals how to run efficient, profitable businesses. This ongoing education and teaching experience allows me to bring my clients the latest strategies, deep industry knowledge, and strong negotiation skills.

Patti was amazing to work with. She definitely put our wants and desires first and was willing to go above and beyond to make sure we found our dream house, which we did! She was knowledgeable regarding the projects we should complete before listing our old house. We actually got almost $30,000 more than if we had sold as-is. If ever we move again, we will be using Patti to help us find our next home.

My husband and I decided to sell our home during the Covid Pandemic which was not easy! We were also trying to save money by taking our own home photos of the house and Patti spent hours trying to make our our pictures look good. Patti advised us to have a video walk through made and to hire a professional photographer to get the best possible pictures because the timing of our sell needed a professional look and she was right! Our listing looked great and I believe it helped sell our home much quicker during a difficult time. Patti was always available to answer our questions and her knowledge of the area and processes were impressive. I had many questions and she was always friendly, available to help anytime and promptly returned our calls or emails which meant a lot to us. Her hard work and knowledge of what it takes to sell a home really paid off - our listing looked great and we got more than we thought we would for home! I've recommended her to friends and family. We loved working with Patti.

I would give Mrs. Patti all the stars in the world. She was extremely patient with me during my home search that lasted LONGER than a year. (I am extremely picky). She was always willing to reschedule her days to accommodate my crazy schedule. I never once felt pressured by her and her knowledge of real estate law was so helpful during the process. She was even extremely honest when I felt nervous about certain properties. Thank you again, Patti for helping me find my Dream Home!!!

I was in the process of selling my Condo in another state and was unable to physically view properties in this area. This issue presented a unique situation for me. Patti was a God sent. Patti was one of the many agents who contacted me and asked if I required assistance with my long-distance searches. However, there was something different about Pattis mannerism, which set her apart and above the rest of the other Agents who called. Patti really cares about her clients. You can feel it during a conversation with her over the phone. Although Patti is highly knowledgeable in her area of expertise, she is very thoughtful and patient, yet she also has the ability to deal with challenging situations. Once we discussed my unique situation, Patti was willing and ready to take on the challenge. Patti was willing to undertake any extra steps that were necessary to provide whatever assistance I required. Patti, my Brother, and his wife, all agreed to work together to find me just the right home, which they did! Patti was never too busy to answer my questions. She responded to emails, phone calls, and texts messages almost instantly. She really made me feel as if I were her only client. I highly recommend Patti. She is a wonderful person!

My fiancA(C) and I were first time home buyers and were completely clueless how the process worked. Not only did Patti walk us thru all the steps she spent a ton of time showing us houses all over the place. Even though it took us a long time to find the right home she always told us " you will find the right one". And now here we are!! Thanks Patti

Patti sold my old house and helped me buy a new house simultaneously. If you've ever done that, you know it can be a *nightmare*. But she handled everything completely professionally. She was *always* quick to answer *all* the questions I had, and she dealt with the potential buyers of my old house and the seller of my new house while keeping me very well-informed every step of the way. I always felt like I was her most important client every time I called or e-mailed her (which was a LOT!) There were a dozen different issues that cropped up during the buying and selling process, and she handled every one of them with aplomb! She earned every last penny of her commission, and I absolutely recommend her to *all* of my friends and family for any future real-estate transactions they may have in the future. She was the *one* person in this whole buying and selling experience who I could absolutely 100% count on every time. Can't say enough good things about the job she did for me.
