The first sentence in their email to me was ?All Realtors are not created equal!? How right they are! Patty is by far the best realtor that I have dealt with. She is both professional and approachable. She answered all of my questions and did so in a manner that made me feel I could ask her more questions. She promptly returned my calls and answered my emails. Patty arranged for professional looking photos of my home. She went above and beyond what I had expected. She addressed and formulated a plan to deal with my multiple pets during the showings of my home. With her knowledge of Sylmar she helped me price my home so that not only did it sell quickly but did so with multiple offers way above my asking price. During Escrow she kept me informed along the way. The National Real Estate Review Board got it right when they recommended Patty. She is the realtor you want to have whether you are selling or buying a home.

We were not her clients at the time, and the offer we put in wasn?t accepted but the seller. Unbeknownst to us, Patty made it her mission to find us a home, despite us NOT even being her clients, and danged if she didn?t find us one. She called up our agent and told him that she thought she found a perfect home for us, and she really did. We went on the purchase that home, largely in part to Patty?s help (deal never would have gone through without her assistance). Patty went above and beyond especially considering we weren?t even her clients to help, but we were in a bad situation with our agent. Thank goodness for her. Answered Questions
I always recommend changing the locks to your new house or for your new tenant. If you got a home warranty they usually cover changing to new locks.
Hi Darren, Absolutely, like most other things there is fraud in real estate. Biggest one I am aware of is the email fraud. Never ever believe an email that your escrow company is changing the routing number to wire your funds without speaking directly to the escrow officer. Escrow will always confirm the bank account that you want it wired to right before escrow closes. Also, never sign the Title paperwork over to someone else. Ask a real estate attorney or a Realtor that you can trust before you sign any documents. People get tricked into signing over the documents and then their home is gone. Also, to do a loan modification noone is allowed to charge you. Do not pay anyone upfront to do a loan modification. This is illegal in California.
I recommend asking a roofer not a Realtor. We are not experts in that field.
I have had Buyers not want to buy homes with solar and I have had Buyers not want to buy a home without solar. I have Sellers who love having solar. The best thing you can do is shop the Solar company and be sure to get the right number of panels. I have seen leases from $75 to $250 a month with Solar. It can make it difficult on the Buyer if you lease them because they will have to qualify for the lease as well. No straight answer. I would say if you see the value, do it for you, not the next Buyer.
