    About Michael Siers

Michael Siers is a licensed real estate broker, builder, investor, and owner of Howard Hanna Outer Banks Realty in Nags Head, North Carolina, serving buyers, sellers, and investors across the Outer Banks, including Nags Head, Kill Devil Hills, Kitty Hawk, and surrounding OBX communities. With more than 20 years of experience in real estate sales, coastal construction, remodeling, and development, Michael provides expert guidance for residential, commercial, and investment properties.

Having closed over $200 million in real estate transactions and ranking among the top agents nationally, Michael specializes in Outer Banks homes, oceanfront property, vacation rentals, second homes, and new construction. His background as a builder and real estate investor gives clients valuable insight into coastal building standards, zoning, flood considerations, rental income potential, and long-term property value.

Originally from the mountains of Virginia, Michael attended Shenandoah University where he played collegiate baseball before building a career in remodeling and home construction. After years of vacationing on the Outer Banks, he relocated permanently and worked with one of the area's premier builders, gaining firsthand knowledge of OBX construction challenges including weather, salt air, and coastal codes. That experience allows him to help buyers identify well-built homes and avoid costly surprises.

Michael owns and manages vacation rental and commercial properties himself, giving him practical knowledge of investment strategy and property management. He is known for a hands-on, relationship-focused approach and works closely with a trusted network of lenders, builders, inspectors, attorneys, and local professionals to ensure smooth transactions from start to finish.

In addition to his real estate work, Michael has served as Mayor Pro Tem and Town Commissioner for the Town of Nags Head, demonstrating his commitment to the local community and responsible growth on the Outer Banks.

Whether you are buying, selling, investing, or relocating to the OBX, Michael Siers provides knowledgeable, professional service built on integrity, experience, and results.

    Answered Questions

Should I replace my hollow doors?

Richard, I think the answer to your question would come best from a neighborhood expert. You are correct that the hollow doors are not original. My opinion is the Solid door is the rest of the home is original. Too ensure money well spent, ask a local Realtor for the return on that investment. Take Care Mike

What devalues a house the most?

Holly, In my experience renovations that are done shouldn't be the super trendy items you see today unless you plan on selling today. Go neutral and better quality, if you are staying for a while. The upgrades won't go out of style, will look great and will be solid down the road when you decide to sell. Good luck and have fun!

Should I replace my hollow doors?

I agree with Ms Hunter. Your agent can show you what buyers are saying. I like to show sellers the homes in the same price point and area that is comparable. Good luck!!

US agents to buy property in a different country?

Always use a local agent. If they live where you are buying is the best but they should at least work the area. www.Leadingre.com best international source

What is the 3 3 3 rule in real estate?

Georgia, the rule important so that you don't get in financial trouble. You should have saved up 3 months of payment, 3 months of living expenses and before buying get your agent to show you three comps that justify the price.
