Lisa worked us on the sale of our townhouse and did an excellent job. She was able to find us a buyer who paid asking price for our rental property. She was very professional and interfaced perfectly with the tenant and worked with her schedule. We were not in the area and she went to closing on our behalf and went the extra mile to deposit the proceeds from the sale into our bank account. Maybe replace the counter top with a neutral high def one and paint the cabinets. Add new stainless appliances with a no financing deal then pay them off after your settlement. .

Should a shed be included in a home inspection?

Sounds like you are negotiating the inspections . Your agent should be advising you on what to do next. Either have the repairs done, or not and maybe the buyer do the repairs. Depending on what type of financing they have it could be a requirement for the loan.

What is the fastest way to sell a house as is?

AS is does not mean no inspections. If the buyer decided to do them you have to disclose the problems to a new buyer if the first walks away.
