    My husband and I are so happy and grateful to Matt and Joe for the great results we've received on the sale of our home. The process was seamless; our house needed a bit of updating so they hooked us up with a painter and contractor. They staged the home beautifully, advertised the property and had a weekend showing which produced 8 over ask price offers. We accepted an offer that was 25% over ask and the transaction closed smoothly. This is our 3 rd transaction with them, each of them resulted had optimum results for the market at the time.     If you are the trustee that makes your life easier when selling the property. I recommend either way that you consult with a good lawyer that specializes in Trusts. I can recommend a few if you do not have one already.

    How can I purchase a home from out of town?

    #1 You will need to hire an agent in the cities/area you are looking to buy. During 2020 it was not unheard of for buyers to have an agent preview the properties, take photos, videos to help them make a purchase decision. If you decide to buy a property and place an offer - I highly recommend you visit the property before finalizing the transaction.

    What should I know about buying a mobile home?

    Great question. When looking at active listings for Mobile Homes - take note of the park type. Typically 2 types 1.) Senior Park (55+) #2 Family Park. Factor in the space rent. (land your mobile homes sits on has a space rent fee. Note: depending on city and county rates will vary quite a bit. Most mobile home parks require that you can provide proof of income usually 3X the space rent. Note: if you are borrowing money to purchase a mobile that # will be factored in as well. I have sold a number of mobiles in the SF Bay Area representing buyers and sellers. Your question about will a mobile maintain its value -depends on the age - newer mobiles will hold their value better - older mobiles not so much,

    How can I protect my home during an open house?

    This is a conversation we have with home sellers during the signing of the listing agreement. We discuss how the home will be shown, direct sellers to put away medications, lock up valuables and firearms. Not a bad idea to put away or pack up precious items that are typically on display - to avoid having the stolen or broken. During an open house we always monitor the buyers viewing the home.
