We couldnt be happier with the dedication and hard work Jennifer put in. In a questionable and challenging market, she never stopped pushing forwardaEUR"constantly communicating, finding creative solutions, and keeping us informed every step of the way. Her knowledge, professionalism, and persistence truly set her apart. Its rare to find someone who will go above and beyond like this, and were incredibly grateful for the results she achieved for us. Highly recommend!!!!

Jennifer was absolutely phenomenal throughout the entire process of our home-buying experience. As first-time homebuyers, I was initially overwhelmed and didn't know where to start, what questions to ask, what steps to take, and so much more. Jennifer proactively provided this information, took her time to thoughtfully explain the process, and answered any questions we had. This made me feel like I was walking through the process with someone who genuinely had my best interests at heart. In regard to our desires and concerns, Jennifer took the time to thoroughly understand our preferences and lifestyle. She made me feel understood and confident that we were on the same page through active listening and strong communication. Jennifer showed exceptional knowledge of the market. Her experience in the local market was evident from our first meeting. She truly displayed a vast knowledge of local areas in Central Florida and beyond. She worked diligently and swiftly when time was of the essence. She helped us secure financial assistance and first-time home buyer assistance. Jennifer is extremely knowledgeable about city, county, and state programs. In fact, her knowledge in this area was very helpful when we were able to enter a specific program that was very time-sensitive. Once we had found our dream house, she had an offer ready within a couple of hours. She demonstrated strong negotiation skills and expedited the paperwork quickly and efficiently. Her ability to clearly explain complex contract details was particularly helpful. Jennifer adapted to changing circumstances with tact and a calmness that was very much appreciated during such a stressful process. There were a few unexpected challenges, of course, but JJ remained rational and constructive and quick to problem-solve. When an issue arose during the home inspection, she promptly negotiated with the sellers. There were many times when something would come up, and I thought we were doomed, but she never blinked, she never faltered, she just managed to put my mind at ease with her confidence and professionalism. This is the person you want in your corner. She even saved us a ton of money even after the sale. Her services did not stop there. She was helpful in connecting us with the contacts needed to achieve a successful move-in. We are so very thankful for her genuine care and support. We love our new home! Thank you Jennifer!

Jennifer was the quintessential guide in helping prepare and sell my parents house. Displaying great patience when needed, perseverance, empathy and understanding to the emotional aspects of selling a family home and motivation and logistics support to getting the resources needed to clear out and remodel the house reflected her multifaceted talents in being a responsive realtor. I highly recommend!

Jennifer is a top notch advocate for you. We were buyers and hadnt done it in many decades- this was our retirement home. She led us through the market and several areas to consider. Thoughtful process. Ended up getting our home for 10k under ask in a market where overbidding was common. She is savvy about the market and individual situations. True professional and we are so thankful we got to work with her.
Answered Questions
It looks like you are in Florida. We pay annual property taxes on home purchases. However, you will not pay a sales tax on the home here.
Is this your final walkthrough prior to closing? If so, you can ask for it to be replaced prior to closing and negotiate that term. If you have already purchased the home and the a/c goes out, unfortunately, you would be on the hook for that. Unless you can prove that the seller knew the HVAC was out prior to closing. In that case, I would consult with an attorney.
I see that this question came up several years ago, but if anyone else is in the same boat, please know since in this case your boyfriend signed a quitclaim deed over to you, then he will not receive any proceeds on the sale of the home. All proceeds will go to you. If he was still on the deed, that would be a different story and he would need to sign at closing and would be entitled to a portion of the sale.
In order for a room to be considered a bedroom, it must have the following: a closet, a window and it must have easy access to a bathroom without having to cross over a shared living space to get to it.
Yes, as of October 1, 2024, Florida law requires any flooding must be disclosed by the seller prior to a sales contract being signed. Per Florida Statute 689.302 sellers must include whether they have filed a claim with an insurance provider for Flood Damage. The sellers must also state whether the seller has received any federal assistance including assistance from FEMA for flood damage to the property.
A private house raffle organized by a homeowner is considered an illegal lottery under most state laws. But you may have a workaround if you have a nonprofit file the proper paperwork to do it for you. Or a knowledgeable agent can connect you with a real estate auction platform that you can use to create the same effect.
