    Answered Questions

How involved should I be in the open house process?

In most cases, it's better for the seller not to be present during an open house. Buyers tend to feel more comfortable exploring the home, asking candid questions, and discussing what they like or dislike when the owner isn't there. You should be involved: Before the open house by making sure the home looks its best. After the open house by reviewing the feedback your agent collected and discussing any suggested pricing or presentation changes. If your agent has questions about the home's history, improvements, or unique features that only you can answer. Overall, unless there's a specific reason for you to attend, the best practice is to let your agent host the open house while you stay away. It usually creates a more relaxed atmosphere for buyers and often leads to more honest conversations and stronger offers.

Can I cancel listing agreement if I don't want to sell?

California listing agreements often allow cancellation by mutual written agreement between the seller and broker. If the broker agrees, the process is usually straightforward. our reason is understandable. The market appears to be different from what you expected, and you've decided you'd rather continue renting the property than sell at today's prices. You are generally not obligated to sell simply because you signed a listing agreement. Unless you have already signed a purchase agreement with a buyer, you can usually withdraw the property from the market. The main question is whether your agreement requires any fees or conditions to terminate the listing. I would advise you to talk to your agent. Many agents will agree to cancel a listing if you decide not to sell, especially after only a few weeks. They may ask you to sign a cancellation form releasing both parties from the agreement. Most Agents also do rental property listings, maybe instead of cancelling have the agent list it as lease property as well.
