Time spent interviewing perspective agents and spent during a free no-obligation buyer's consult is well spent. The buyer gets to feel out the agent and the agent gets to know what the buyers needs and motivations. This facilitates a smooth home buying experience because expectations are now established and the buyer is aware of what to expect.

Make sure to ask about your local market conditions. Some of the questions should include things like: What other properties are most likely to be competition for my home?, How long is it taking to sell homes like mine?, How much inventory is out there, are we in buyer's or seller's market?, What are some of the reasons homes in my area don't sell or don't sell quickly? What is happening to house values in my neighborhood. Each of these many more similar questions will help you as the seller to realize the state of the market in your area and will help to set realistic expectations. This is such valuable information to have when that offer comes in because it serves as a bench mark and sets the bar for what to expect and becomes relative information to use in the decision making process and ultimately do you want to accept that offer, Counter it, or flat out decline it. At least if you make the wrong choice you wouldn't have made it from ignorance. Remember Knowing is half the battle.

I recently represented a power couple in the purchase of their new home. Very smooth experience as all parties to the transaction were on top of things and we had everything done ahead of schedule. They moved in already and have done some improvements to the house in time for their house warming gathering. I can't wait to go!
