ZillowVERIFIEDWe recently had to sell our parent's house in Mission Viejo. Due to market volatility and other factors, we needed to sell quickly but also wanted to get good value from the sale. After interviewing 4 sets of Realtors, we decided to work with Dave Gubler and IML Real Estate. Dave listened to our concerns and priorities and described his approach to marketing houses. His use of "disruptive digital marketing" and what he called "the juice" seemed like the right combination. We had a short window to get the house on the market and sold and Dave worked closely with us to arrange everything so that the open house happened just 6 weeks after we first met and 1 week after we finished the estate sale. Dave did a virtual staging which made it easier for us to clear out the house. After the first open house Dave received and shared with us 8 or so offers within the next few days and within the week we had 12 offers total to pick from. Dave had priced the house appropriately, but at a price we all agreed was a solid return. Due to all of Dave's marketing we had multiple offers and actually ended up with a higher sales price than we had hoped for. Throughout the process Dave and IML Real Estate bent over backward to answer our questions, make positive suggestions and help out in every way possible. It was a pleasure working with Dave, and we really appreciated that he listened to what we wanted and didn't try to push expensive remodeling when it was clear that it didn't fit our time-line or end goals. Dave's knowledge of the market in Mission Viejo, and his disruptive digital marketing helped us get our parent's house into a successful escrow at an excellent price just 8 weeks after we first met with him. During the same period, we saw multiple houses in the area on the market for months, often selling for much less than originally posted. We had an excellent experience with Dave and highly recommend him and IML Real Estate.

We were selling our home in a buyer's market and Dave was able to secure 19 (yes, nineteen!!) offers all over list price. We would have entered escrow even sooner if we didn't have so many options of buyers to choose from! This would not have happened without his aggressive marketing strategy. Even just posting it as a "Coming Soon", we had hundreds if not thousands of views on Zillow even before it actually listed (even got offers in before the open house!!). From beautiful listing photos, to a personalized website, Dave did it all. The way he expertly marketed our house got us over 200 people at our one and only open house. That was such a stress reliever as we had seen many other homes in our area that had stayed on the market for months at a time. He was upfront with all the details that went into selling our home and always educated us to the best of his ability so that WE could make the decision ourselves. After buying and selling a condo in LA, we had a feel for how the process works along with reasonable expectations for our agent.
