ZillowVERIFIEDHave you ever been blown away with how excellent a person is at their job? That was our experience with Brett Holmes as our Provincetown, Cape Cod (Seller's) real estate broker. We interviewed 3 brokers and received a market analyses from each. One gentleman had been in the business for almost 40 years. His listing price was too low and he seemed very low key and disinterested. The second was a woman with the "top producer" rating in PTown (we later read many brokers are listed as "Provincetown's Top Producer"...).A She wanted to list our condo with the highest price point, but she wasn't very attentive. Then there was Brett. He came in as knowledable, enthusiastic, attentive, friendly and he had a well thought out strategy as to why he would list our place at a price that turned out to be in between the other two. This wasn't a simple sale - it came during a pandemic, with a first-time buyer tenant in place intent on purchasing our condo, a neighbor who is a cray cray bully and buyers using an attorney who had seemingly never done a real estate purchase and sale or closing before - never mind a 1031 exchange. What could go wrong? Brett was patient, respectful, so incredibly professional, detail-oriented, savvy and basically our therapist for 8 weeks. I wish I was kidding, but it's true. His timing and pricing strategies were spot on with offers that were well over the asking price. I don't think we would have received such strong offers had we initially listed at a higher price. He stayed in constant communication and kept us fully informed throughout the entire listing/selling/closing process. His judgement, insight, and calming nature made this ostensibly stressful situation an amazing experience. We are so very happy and grateful that we chose Brett as our broker and can't recommend him enough.

And yet he was able to help us find a buyer for our old home, and negotiate through all of the uncertainty that came with a pandemic and an economic recession/depression. It seemed a bit of a miracle, and we will be forever grateful. <<June 17, 2020 update: I originally left one star off of my first review, because I thought that people may not believe the review was from a real client. But I see that others have also given Brett a full five star rating, and he was great in every way. He has even been generous enough to continue to facilitate communication between us and the buyer, after closing....as there are those little questions that buyers can have. They even waited a day for the sun to shine in order to get the best pictures! His knowledge of the area (my cottage was in Truro) was invaluable. He even had a copy of our condo docs (and had read them!) and past septic inspection reports which made closing a breeze. He communicated with me on a regular basis, I never had to reach out to him. He let me know when there were showings and open houses and always provided feedback after. He communicated every step of the way during the closing process as well. He helped me figure out the fair market value of the condo I ended up purchasing (which is not always easy in Ptown) and guided me so I did not over pay for the first place I bid on. The closing was not an easy process (through no fault of Brett's), but he worked closely with the mortgage company and the closing attorneys. They both commented oh how responsive he was.
