Not only did she not give you professional analysis and advice, she would only make you increase the price. Review We hired Anne Kofsky, Caldwell Banker, to help us to sell our 4 BR 3 BA Colonial in East Brunswick, NJ. We were VERY happy with the work she did for us. This began with educating us about the housing market in our area, and specifically our neighborhood with comparables. She told us that by staging our house, we would be able to do a better online listing, bring more traffic and better sale the house. She is a specialist in staging. She worked tirelessly on our behalf telling us what we should change. This included bringing her own furniture, artwork, and fixtures into our home and using her expert design skills. She advised on upgrading what was in our budget to upgrade - that included some light fixtures and painting of several rooms. We reviewed our online listing and it looked just AMAZING! We had ~40 showings in the first week . We ended up getting 3 offers and accepted the highest one. There is A LOT more that Anne did for us that's too much to write about. She is a unique agent and a special person. She told us up-front on day one, that by working with her, we will get the best value, but she doesn't sugar coat the process and she will always tell us what she thinks, but any final decision of what to do is always our decision to make. Everything she told us along the way was true, honest and transparent. Selling a house is typically not an easy or simple thing to do, and that was true for us as well, but we are REALLY happy that we had someone on our team who has decades of experience like Anne. From getting the perfect shots for the advertisements (using more than one photographeraEUR"Anne is a perfectionist) to using her staging eye to update the look of our traditional home, she went above and beyond. We were amazed at how her advice to move an office couch on a diagonal, put pillows on a bathroom shelf, move a white rug into our bedroom and add shiny things to shelves and a mirror to the entry way could make such a difference. She also helped us prioritize the things we absolutely needed to fix/change inside and outside to meet buyer expectations without redoing everything (e.g., we thought wed have to do a lot of painting inside, but we didnt). Once staged, Anne worked conscientiously and smartly (she has a business mind) to show and sell the house, including helping us with an appeal of our property taxes.
