Anna listed a house that we intended to purchase. After 2 days of negotiation, we agreed on terms and we sent the final paperwork over at 8:27 on Sunday. At 10 am Monday, she said they had received another offer and asked us to renegotiate when we should have been under contract. Be very careful dealing with her. She does not negotiate in good faith.

In NC if you're on a septic you have to go by how many bedrooms your septic is permitted. Make sure you check on this if you're on a septic
Contact your agent. I'm sure they will be happy to pick those items up for you. Also, you may want to research agents who sell a good amount in your area for advice as well
Contact a Realtor, attorney or title company in your area for advice. One of those should lead you in the right direction
As little as possible! I usually tell my clients if they use it every single day it can stay. Otherwise put it away
Cracks in walls could indicate structural issues. Also, if it's on a crawlspace don't be afraid to look under the house for water or fungal growth
Talk to an experienced Realtor in your area that knows the current market. They will be able to tell you the best time to sell. There are so many factors that go into the "right" time to list.

Interview several agents who sell a lot in the area. They should be able to show you a comparative market analysis on your property which will show you in real numbers a possible list price for your home.

Real estate is one of the biggest investments in your life. I would make sure the Realtor you choose in successful and competent. If that happens to be your friend that's great! If not, choose someone else.
You definitely don't "have to", but you never know who had access so I always recommend changing them
New countertops would make a huge difference. Light fixtures and paint can be affordable upgrades/updates as well.
