How do interest rates affect my decision to sell my house?

When interest rates go up, it costs buyers more to finance a home, which can reduce the number of people who are actively shopping. That sometimes means homes take a little longer to sell or buyers may have less room in their budgets. When rates come down, buyers usually have more purchasing power, which can increase demand and create more competition for homes. That said, if you're in Los Angeles, interest rates are only one part of the equation. The location of your home, the amount of inventory on the market, how your home is priced, and its condition can all have just as much impact on your sale. A well-priced home in a desirable neighborhood can still attract strong offers, even when rates are higher. If you're thinking about selling, it's worth looking at your overall situation. Consider your timeline, your financial goals, and whether you'll be buying another home, since interest rates will affect that purchase as well. At the end of the day, the best time to sell is when it makes sense for you. Understanding the local market and working with someone who knows your area can help you price your home correctly and make the most of current market conditions.

Is it dumb to buy a condo?

Buying a condo is wise decision. It's definitely not dumb, it's often a great starter home. In many cases, buying a condo is better than renting because you're building equity instead of paying rent to a landlord. You do not have to worry about a landlord deciding not to renew your lease or ask you to move out. Grow your wealth today by purchasing.

Is it worth paying for mortgage discount points to lower my interest rate in today's market?

Hi Daniel, Whether it's worth paying for discount points really comes down to how long you expect to keep the loan. The easiest way to look at it is to calculate your break-even point by dividing the upfront cost of the points by your monthly payment savings. If you'll stay in the home longer than that, buying down the rate can be a good investment. I recently helped a buyer negotiate a deal where the seller gave a $20,000 credit that covered closing costs and permanently lowered the interest rate from 7.625% to 6.25%. Since the seller paid for the rate buydown, the buyer started saving money from day one without bringing additional cash to closing. If you're paying for the points yourself, just compare the upfront cost to the monthly savings. For example, if the points cost $12,000 and lower your payment by $250 a month, it would take about 48 months to recover that cost. If you're planning to stay in the home for at least 10 years, you'd have several years of savings after reaching the break-even point, so it could definitely be worth it. If cash is tight because of the down payment and moving expenses, it's also worth asking if the seller is willing to contribute toward your closing costs or rate buydown. In today's market, that's something many buyers have been able to negotiate. Since you're planning to stay in the home for at least 10 years, I'd definitely run the numbers. If the break-even point is well before you expect to sell or refinance, buying down the rate can save you a significant amount of money over time.

Should I remove my older swimming pool before trying to sell my home?

Hi Elena, I wouldn't make the decision to remove the pool until you have all the facts. Since you're in San Diego, pools are generally viewed more favorably than they are in many other parts of the country because they can be enjoyed most of the year. However, an older above-ground pool with a wrap-around deck that needs repairs is different from a newer in-ground pool. The biggest factor is how it presents to buyers. A clean, well-maintained pool is much more appealing than one that looks neglected. These recommendations come from my experience listing and selling homes in the Escondido area. Every property is unique, but I've found it's best to evaluate the costs before deciding whether to remove a pool. I suggest starting by having the pool evaluated by Pro Care Pool Service. Ask for the owner, Ryan. He can inspect the pool, let you know what it needs, and provide an estimate to get it back into great condition. You can find them here: Pro Care Pool Service Yelp Page Then ask Ryan if he has a trusted handyman or deck contractor he recommends to replace the damaged deck boards. You could also contact A & H Sullivan Construction for an estimate on repairing the deck: A & H Sullivan Construction Yelp Page. Once you have those estimates, compare them to the cost of removing the pool. Many homeowners are surprised to learn that demolition isn't just the cost of tearing it out. Depending on your city, you may need permits and inspections, along with demolition, disposal, grading, and new landscaping. The timeline can also be longer because of local permitting requirements. I can relate because I have an older pool that also needs maintenance and replastering. When I looked into my options, I found that restoring the pool was actually faster than going through the process of removing it. By the time I considered permits, inspections, and all the work required to close the pool properly, the total cost was about the same as updating it. Before spending thousands of dollars to remove something that may still be an asset, I'd encourage you to gather the numbers first. Repairing the pool and deck so they show well may cost no more or even less than removing everything. With estimates in hand, you can make the decision that's best for your property and your budget. The goal is to help you make the most informed decision for your property. If additional guidance is needed as you move forward, don't hesitate to reach out.
