Make sure the real estate agent that you select knows what it takes to win multiple offer situations. This a tough market: there simply aren't enough listings to support the number of buyers. A good agent should also understand possible issues that may be called out by an inspector; this could save you hundreds of dollars from day one. Not every agent is able to work well with other real estate professionals. It is extremely important to hire a REALTOR who will answer your calls, emails, and texts in a timely manner. Read online reviews. Ask agents to provide you with a list of other agents they have recently worked with. Call them! Find out how other professionals feel about the listing agent. Did they communicate well and respond in a timely manner throughout the transaction? How do they feel the listing agent represented their listing and client? Would they work with the listing agent again? Visit www.trec.texas.gov to ensure the agent has not been in trouble with the Texas Real Estate Commission. Listing your home is a BIG deal and poor representation could be disastrous. You have one chance to get it right, to receive the highest net and best terms. My parents suggested it would be a great career move and that I would do a better job than the agent who had just sold their house. I took their advice and have never looked back.
