Amy did everything she promised. We had rather a complicating sale and she was there all the way . She made sure everything was communicated well with our needs. She sold our house within 30 days on the market. Thank you Joe Brown and Shelba Pointer

Amy was a great realtor who helped understand what we were getting in to and what to expect. She really helped us a lot and made sure we understood each step. We are very fortunate to have her as our realtor and would recommend her to anyone. She is honest and fare and will help you with anything. We are happy and fortunate.

    FAQ

    Answered Questions

    Market vs appraised value ?

Nothing surprises me in this market. What city/state is your home in? How much land? Is it a single, double, or triple wide? Have you made any upgrades to your home? I am happy to send you site-unseen offers from 3 large investment firms. Honestly, I believe you would receive more by listing on the MLS....but you just never know. Amy Quimby 817-564-3878

    Should I do a final walk-through?

Yes, you should complete a final walkthrough the morning of closing. Not a day or two before, but the morning of closing. I have seen it all: overnight flood, seller hadn't started packing, spraypainted walls.... If the seller agreed to fix or replace electrical or plumbing issues, it is a very good idea to have a certified electrician or plumber double-check the work before closing.

What is the first step in buying a home?

I am not a lender, but I know how to create a net sheet that shows buyers their estimated payment, down payment, and closing costs. I do this before sending them to a lender because if they are only interested in $400k houses but don't want to pay more than $1,800 per month, a preapproval isn't going to change that, unless they have a large down payment and I would have calculated that into the net sheet. Go look at a few houses that you know are within your monthly budget and figure out if the current market even has what you want. Hope that makes sense!

Can I find an agent to help me rent to own?

I am not going to tell you not to rent to own. I will tell you to be very careful. Homepartners and Divvy are two companies that offer lease with the option to purchase programs. Neither are inexpensive.

How much does a bathroom remodel increase value?

I am a Realtor, not an appraiser but I can tell you an average full bathroom in DFW will appraise somewhere around $7,000. If the bathroom is smaller, the remodel will cost approximately $4,500, while a large bathroom can be in the neighborhood of $9,000.

How can I beat a cash offer when buying a home?

First, make sure the lender is able to close your loan within 15 days. Also, there is no harm in increasing your earnest deposit (and/or option fee in certain states).
