be careful!!!!!! in this great market of sellers you really OWE IT to yourself to PUT the listing OUT THERE! for ALL to see. Competition breeds lots of $$$$$$$ these days. Having a good Realtor will MORE THAN pay up the difference. DO NOT SELL YOUR HOME FOR TOO CHEAP! a appraisal is NOT THE SAME -- get a cash buyer or someone with lots of money down then the appraisal DOES NOT MATTER
