If there is enough solid evidence to validate the price, I don\'t think the appraisal is necessary. If the comparable homes are questionable then get it to feel at ease with your purchase.

Agents that are quick to discount their commission are usually not the best to negotiate your money! If you have a great agent then you will end up getting more money for your home. I do think you need to take your time and make sure you choose an agent with experience!

You can do a back up offer but I usually just check to see how solid the current contract is and if it\'s better to move on.

You should absolutely have one! Do you due diligence, this is the most expensive purchase you make. You need to make sure you have checked out anything you can!

Lighting is inexpensive and can make a significant difference! Make sure the home has nice bright lighting (daylight bulbs). Paint is also one of the easier updates, paint and touch up as needed for a nice clean look.
