Is it possible to sell a rental property to a new owner while there are tenants?

Yes. Some buyers will like that there are tenants. Others may want to occupy it. But the new buyer will have to honor the renters leases.

Yes it is. Matter of fact if an investor buys it they like the fact that a tenant is already there. The new owner just has to honor the lease unless they are month to month tenants.
