I am sure I am going to be one of those "difficult" sellers that realtors talk about in the office. I pushed for a high price, didn't want to make repairs, and moved across the US during the process and was unavailable by phone during the process. I asked Jo Ann to coordinate work done at my home, work with my movers, handle repairs, repainting, cleaning, coordinate local permits, etc. even though I was only available by email. And I couldn't find my deed and caused last minute problems. Jo Ann was patient and did it all. What made me select her first was the fact that unlike the other realtors who sent me generic "choose me" flyers and post cards, she had mailed me flyers each year that specifically gave me information about the value of my home. I had actually posted it to my fridge. It was clear she did her homework and I figured if I ever needed someone, it would be someone who did her prep work. She had open houses almost every weekend until the place was sold and "argued" (nicely) with me so that I could realistically price my place at the right selling price. If she could sell my place, she can sell yours!
