ZillowVERIFIED Ann Behrens at Coldwell Banker was the listing agent for our house in Roxbury Township. We chose Ann because in her first meeting with us she presented a great amount of data on the real estate market which could have been overwhelming. But she explained a complex subject with a great amount of data in a way that we could understand it. Our selling time was compressed for several reasons. First, the builder of our new house moved up the closing date. Then our family was hit by Covid, so we lost 3 weeks. Then we found an issue with our house that needed to be addressed before we could list it, which was another week lost. Ann kept reassuring us to just get well, just get the house problem fixed, and well get through it. After we finally got our house on the market with a compressed selling time, a family member developed a health issue and was admitted into the hospital. When she came home the times that our house could be shown were limited, but Ann worked with us to keep the showings happening. With Anns help, our house was sold within the compressed timeframe for moving into our new house in December 2024. Plus the offer was $15,000 above our asking price. We wholeheartedly recommend Ann Behrens as a listing agent!

We initially started our search at the top of 2021 when the rates were low and competition was at its peak. Being first time homebuyers Ann was extremely helpful and patient with us. Not once did we feel like she was rushing to get a commission. Often, when we would tell her we wanted to put in an offer on a house she would have to remind us; aEURoeare you guys sure? this house does not even meet your basic needs.aEUR? We were desperate to find a house at one point because we had just had a baby and wanted to get out of our apartment. Ann made herself available whenever we needed and was so supportive. When we took a break from our home search, she would periodically check in on us just wishing us well. After baby #2 we knew it was time to get back on the hunt. After another 6 months or so and a few letdowns we finally found a house and closed. I think Ann was happier than we were. We would 1000% recommend Ann as an agent for anyone looking to buy a house!

Ann also asked important questions of the seller about the water in the crawl space and the important repairs I would need to do when I moved in. ZillowVERIFIED We recently used Ann as our agent while selling our house. As noted in other reviews Ann is a great communicator. She prefers texting but quickly takes or makes phone calls when more lengthy communications are indicated, and she emails when needed. Ann uses Docusign on-line software so we could sign a contract even though we were in Pennsylvania and the house we were selling was in New Jersey. She even texts you if she is on the phone when you call, telling you she will call you as soon as she finishes. She acknowledges all texts so you know she has seen them. She seems to be available almost 24/7, answering texts and calls on Saturday and Sunday and evenings. While we were selling our house Ann was handling several other real estate closings, but she communicated with us as if we were her only clients. Ann is a smart realtor. She knows the market, the best ways to present a house she is selling, and she is creative in bringing out the best aspects of a house. She tells it like it is. She is always on time for appointments. She kept us informed about who was viewing our house and why or why not offers were made. She clearly explained the current house selling process to us, since we hadnt sold a house in 47 years. I would not hesitate to recommend Ann to anyone selling their house.

I was going to offer over asking out of fear of losing out on another home, Ann talked me down and advised me to come in at asking. Our offer was accepted almost immediately. Without her advice I would have probably offered $5,000 more. Ann was very accommodating and spent many hours with us. She was always available to speak on the phone. My attorney during closing commented that she had never experienced a more smooth house sale and closing and that there were no hiccups in the process at all. At that point we then reached out to Ann, as we met her about 2 years ago when we last attempted to purchase a home. We wanted to use her as our agent again because she was super nice, knowledgeable and made the process of getting our offer in really simple! I?m happy to report nothing changed after 2 years. Additionally, Ann was extremely responsive every time we reached out, so that was really important to us. All together, she made our first home buying process very easy. We only wish we pushed on Ann to negotiate more on our behalf, especially after we learned the seller was not completely truthful with agreed upon repairs and did not provide legitimate receipts. In the end we felt everyone was just ready to close the deal and the seller always had the upper hand. Nonetheless, we are happy with our home and can?t wait to make it ours. We will recommend Ann to future home buyers and wish her all the best.

What we learned was that not all Agents or the companies that back them up are equal. Our initial introduction included telling her that our house that we were living in was not on the market. So she knew ahead of time that this was not going to be a fast moving sale. But instead of putting us on a second rated schedule, she maintained that professional position and responded to all questions and showed us properties. She understood that she not only had to show us houses, but she had to tell us about the communities that we were investigating. So when we could see how our plans could work, she helped us connect with other real-estate representatives in our distant community who could assist us with selling our house. Since our last purchase 27 years ago there is a process that we did not understand nor were we ready for. But Ann was there for us with experience and knowledge that we leaned on pretty heavily.
