Elevated 2+ acre parcel near Almont overlooking the Gunnison River and the green fields of Lost Canyon area. Very unique building site along Highway 135 and bordering national forest along the top (west) side allowing for easy access for hiking or even hunting up on Flattop Mountain in Game Management Unit #54. County zoning allows for a person to park an RV on site, but would need to improve the property with a well and septic if a person wanted to park it for an extended period of time. County zoning also allows for a VRBO situation. Loads of potential and close to Crested Butte! According to the Highway Department, driveway entrance/exit is currently too close to the highway bend and needs a 500 foot "line of sight" for safety reasons before entering/exiting off of the highway. A civil/road engineer would need to be hired most likely. Driveway currently goes thru Seller's property at the bottom and may need to be extended further south before joining with the highway. Seller agrees to provide driveway access easement thru Seller's property at the bottom. Property being sold in "as is, where is" condition.
