The cultural Chula Vista, also known as South Bay, is broken down into two sections. The west Chula Vista - west of the 805 freeway - where the Downtown Chula Vista is located featuring great restaurants and shops with a lot of history. It's very easy to get around west Chula Vista being that it's located between the 5 and the 805 freeway. The homes are affordable and have great proximity to the neighbors. Walking distance to the local shops, markets, movie theatres, plazas and parks. The east Chula Vista - east of the 805 freeway is where the popular neighborhoods such as Eastlake and Otay Ranch are located. The homes in the west Chula Vista cost more than the east Chula Vista because they are newer. There is also Mello Roos, which is additional property tax you would pay for the new developments. The east Chula Vista is located between the 805 freeway and the 125 freeway (toll road). The 125 freeway takes you up North to East County. It features newer parks, shops, restaurants, fitness centers, dog parks, hiking trails, and a lake where you can take a boat ride or a kayak.
