part of my core service area, and one of Kern County's most interesting land and growth stories **My take on California City** California City is one of the communities I actively work in, about 30-40 minutes from Ridgecrest. It's a strange and fascinating place on paper: at roughly 200 square miles, it's one of the largest cities by land area in California, but most of that land is undeveloped, vast grids of streets platted decades ago that never got built out. The actual population lives in a much smaller developed core, around 14,000-15,000 people. That land history is part of what makes it interesting to work in. There's a huge amount of vacant residential land at very low prices alongside a real, functioning residential core with schools, retail, and established neighborhoods. **What a buyer should know before considering California City** - **Home prices are genuinely affordable.** Median sale prices have generally run in the high $200,000s to low $300,000s recently, well below coastal and even Bakersfield-area pricing. - **There's a lot of vacant land at very low cost.** If someone's interested in buying land to build later or hold as an investment, California City has more of that opportunity than almost anywhere else in the county — but water, utility access, and road maintenance vary enormously by parcel location. This needs real due diligence before buying. - **Unemployment runs notably higher than the county and national averages.** Many residents commute to Edwards Air Force Base, Mojave, or Ridgecrest for work rather than working locally. - **School ratings and options are limited compared to larger cities**, worth researching for the specific school your address feeds into. - **The developed core and the "outer grid" are very different experiences.** Someone touring the main residential area will see a normal small city; someone driving the outer platted streets will see mostly open desert with roads and few structures. Knowing which part of the city a listing sits in matters a lot. - **It's growing, and there's been real investor interest in the land itself**, separate from the home market — worth understanding if that's part of someone's interest. **Pros** - Strong affordability for both homes and land - Real investment opportunity in vacant land, for the right buyer - Established core neighborhoods, schools, and city services - Reasonable proximity to Ridgecrest, Mojave, and Edwards AFB for work **Cons** - High unemployment relative to county and national averages - Limited local job market outside government/military-adjacent work - Land value and usability vary enormously by parcel — buyer beware without good due diligence - Development is uneven across the city's large footprint **Bottom line** California City works well for buyers focused on affordability, land investment, or proximity to Edwards AFB and Ridgecrest without big-city prices. It rewards buyers who do their homework on location within the city rather than judging the whole place by one listing. I work here regularly and I'm glad to walk through specific neighborhoods, land parcels, or investment numbers. Scott K.
