We moved to Bulverde 3 years ago and we are so happy we did-here's why... Bulverde has all the most all conveniences within a 15 minute drive from wherever you're located in the area but has a great small town feel. We can get to downtown San Antonio in about 20 minutes but we are removed from the hustle and bustle. Comal School district is great and land is still affordable although it has increased significantly over the last several years. There are lakes and rivers all around and Bulverde is centrally located in Hill Country for a quick hour roadtrip to Fredericksburg, ninety minutes to Austin, Gruene and Boerne are thirty minutes for antiquing. There's an annual Christmas festival, Pumpkin Patch, a weekly Rodeo! There's weekly music and movies in the park and so many unique small businesses to check out. There is so much natural beauty in the rolling hills of Bulverde and in driving around there are so many animals. There are several luxury subdivisions to choose from, like Belle Oaks, Monteola, Stonefield and Glenwood. Homes in these communities will be on an acre minimum and will start at approximately $800k and go up to $3M. There are communities with non mandatory HOAs for those who don't want the oversight and then there are communities with strict HOAs and lots of amenities and activities such as Johnson Ranch. Bulverde has a solid inventory of resale properties or you can always buy the lot you love and commission a custom home. There are many luxury builders who will build in Bulverde and I am happy to help you with the decision making process as I have worked with many of them. I have a video series on builders and would be happy to share with you. Because of all the great things about Bulverde, it is growing and there are some growing pains. I'd be happy to share those with you also! But Bulverde is home for us and we love it!

Bulverde City Reviews
Real experiences from people who call Bulverde home.
Bulverde, Texas is a small community located on the outskirts of San Antonio, just down the road from Spring Branch. If you are considering a move to Bulverde, there are many reasons to choose this charming town as your new home. One of the biggest draws of Bulverde is its beautiful natural surroundings. The town is nestled in the heart of the Texas Hill Country, an area known for its stunning scenery and outdoor recreation opportunities. The Guadalupe River runs through Bulverde, providing a picturesque backdrop for residents and visitors alike. And with Canyon Lake just minutes away, you'll have access to all of the water sports and outdoor activities that the area has to offer. In addition to its natural beauty, Bulverde is also a great place to live for anyone looking for a smaller community with a friendly, welcoming atmosphere. The town has a strong sense of community and offers a wide variety of property options, from new homes to acreage properties. And while Bulverde may not be as pricey as nearby Boerne, it is still a close second when it comes to desirability. One potential con to consider when thinking about a move to Bulverde is the ongoing road construction in the area. The town is growing quickly and the infrastructure is working to keep up with the flow of traffic. However, this is a common issue in many growing communities and should not be a deal breaker for those interested in moving to Bulverde. Overall, Bulverde is a fantastic place to live for anyone who loves the natural beauty of the Hill Country and the sense of community that comes with small town living. If you are considering a move to the area, I highly recommend giving Bulverde a closer look.
